While I won't say that there are not a lot of moving parts in the purchase of a home, what I will say is that there is one professional who will take this journey with you and provide you everything you need to enjoy the experience. Saving for a home while you are renting; though difficult, is not only feasible but probably the best decision you will ever make. The sooner you do it, the more rewarding it will be for you in building financial freedom and independent wealth. Here is a breakdown of these tips:
Contact a trusted mortgage lender. A lender will do a soft credit pull and tell you exactly what is needed to qualify as well as how much home you can afford. If you are not yet qualified don't fret; the average 1st time homebuyer takes up to 26 months to prepare. Now I know that you may not have one in your back pocket but I have at least 3 in mine that are all eagerly awaiting to assist you in achieving your goal. Give me a call and lets get you referred!
Set your house budget: While most experts recommend 25-30 percent of your income, it is important to know that most lenders will not allow more than 35% of your income towards your mortgage. But if you did step 1 you know how much you can afford, but set this goal based on your comfort level in comparison to current market rates in your desired location. This is going to consist of a down payment and depending on the program it could be as little as no money down (rare) to 20%. Most 1st time homebuyers put down less than 10% via various lending programs. Put aside $300-$500 for home inspection. It is always highly recommended, even and especially with new builds that you have a home inspection performed. The price is usually dependent on the size of the home and any outbuildings that may be on the property. Include in your savings for the appraisal. This again depends on size of home and such, but some lenders may cover it like a special but often times you will want to allow $400-$800. And lastly are your closing costs. Again this varies with your program but generally allow 2-5%. By completing step 1 your will have an accurate idea of your options. Let's sit down with a charcuterie board and discuss it together!
Set your timeline. Don't be over zealous here. Based on your information from a mortgage lender and your budget; set up an attainable goal. By setting a target date, we have a goal and it is the most motivating factor! (Except for me and my pom poms!)

Why wait for spring? Get a jump start! There is nothing better and more peaceful than walking into a room of your home and feeling accomplished.
Start with a single room not an entire house no matter what the squirrels in your brain are trying to drive you to. (I speak from squirrel driving experience.)
#1 Put a specific time on your calendar. Like actually an appointment, this will prompt your brain to function as if you had an appointment. And it does not have to be all in one day, because let's face it, most room organizational projects take much more than that.
#2 Put like items together. This is pretty self explanatory, but the reasoning is much more important. By having like items together you are able to determine how much of a space that item needs in the room as well as how large of an organizational piece like a book shelf you need. At the same time it gives you a full visual of the abundance you may need to minimize, like pens for example. Lord, while organizing my office, I must have gathered a few hundred miscellaneous pens from various places. (My husband loves free pens.) When they are onesie, twosie around the office it does not seem like much, but in one pile it is overwhelming.
#3 Use label bins, boxes, and organizers. This is key because you are basically saying to yourself, "Everything has a place and this is it!" By completing step #2, your will avoid over buying what you need.
#4 Train yourself to put things back in their spot. Step 3 is the jumpstart for this because it tells you exactly what that spot is. Bonus: your spouse will also know the new rules for a space without have to bicker about it. (We call it fellowship in our home.) Also, when you feel tempted to just put an item down telling yourself, I will come back to it later; remind yourself how much time you spent to make things organized and convince yourself that 10 seconds today will save hours later.
#5 Create a designated area for "mess." We all know what that is. In my house I call it the junk drawer. But truly every space has a place for items that we don't necessarily use all the time, but sure enough the time we need it, even though we own it, we don't remember where we put it. Always have a place set aside for the its that make you crazy!
Find peace in your home, tranquility in a well organized space. And in the event you decide you would like to sell your home, you already have a head start on the preparation!

You would be speechless and shocked with what you could afford right now, regardless of the mythical rumors you are hearing. In our current market, inventory is growing which means that there are more options available and prices are stabilizing. No, I do not see the market crashing by any means, but what is real is that it is a great time for sellers to sell because they have options to move to, but it is also a great time for buyers to buy because there is more buying power and more to choose from.
