Time to review the May housing stats for Canyon County!

➡️With 1,065 active listings, inventory was up 58.5% year-over-year, giving buyers more options to choose from. This is the first time since November 2022 that there were more than 1,000 available listings in Canyon County.

➡️There were 751 pending sales in May 2024, nearly even when compared to the same month a year ago.

➡️With 432 sales last month, closings were up 5.4% compared to the same month last year.

➡️Homes that closed in May spent an average of 43 days on the market before going under contract – selling an average of eight days faster than a year ago.

➡️The median sales price for home sales in May was $419,945, approximately $5,000 more than in May 2023.

➡️The average percent of the original list price received for homes that closed in May was 98.1%, meaning that on average, buyers paid about 2% less than the price for which the home was originally listed.

➡️With months supply of inventory at 2.9 months in May, Canyon County is inching closer to a balanced market. Months supply is calculated by dividing the current inventory by the average sales from the last 12 months, and indicates how long current inventory would last if no new listings were added. A balanced market, not favoring buyers or sellers, is typically considered 4-6 months of supply.

➡️The most popular price range for home sales was $300,000-$450,000 with 243 sales, or over half of all home sales for the county. Of those, the average days on market before going under contract was 44 days and the average percent of original list price received was 99%. On average, homes that sold in this price range sold for closer to the original list price than the overall average for the county.

The latest housing market stats for Ada County are in, and here's what we noticed...

➡️Available listings continued to rise in May, and buyers had 1,629 available homes to choose from — 235 more than the month prior. There were nearly 30% more homes available for purchase in May 2024 compared to May 2023.

➡️Pending sales, or homes under contract, were up 12.8% compared to a year ago.
With 804 sales for the county, there were 14.7% more closings last month than the same month a year ago.

➡️Homes that closed in May spent an average of 38 days on the market before having an accepted offer, selling an average of two days slower than in May 2023.

➡️The median sales price for homes that closed in May was $551,950, a slight dip from the median sales price of $556,500 in April 2024.

➡️The average percent of the original list price received for homes that closed in May was 98.5%, meaning that on average, buyers paid 1.5% less than the price for which the home was originally listed.

➡️With months supply of inventory at 2.6 months in May, Ada County is inching closer to a balanced market. Months supply is calculated by dividing the current inventory by the average sales from the last 12 months, and indicates how long current inventory would last if no new listings were added. A balanced market, not favoring buyers or sellers, is typically considered 4-6 months of supply.

➡️The most popular price range for home sales was $450,000-$600,000 with 273 sales, or approximately a third of all home sales for the county. Of those, the average days on market before going under contract was 56 days and the average percent of original list price received was 98%.

Here's a snapshot of what happened in the Canyon County housing market in April...

Digging in a bit further, we found that the most popular price range for home sales was $300,000-$450,000 with 231 sales, or over half of all home sales for the county. Of those, the average days on market before going under contract was 42 days and the average percent of original list price received was 99%. On average, homes that sold in this price range went under contract eight days faster and sold for closer to the original list price than sales overall.
