I met them last summer and showed them several homes - it was so fun because they are the most lovely family and the homes they wanted to see were stunning! It was truly a treat to bop around Boise and Eagle showing them homes. It wasn’t the right time or house though. They returned to the East Coast and said they would be in touch. They also offered to pay me directly for my time.

My running joke right now is that I meet all my friends through Rhett - he is such a social butterfly! 🦋 I pretty much can’t take him (or my Grandmother) anywhere without running into people *they* know. 😄 In fact, he mom-pressured me into saying hi to another mom from his school. She is super sweet but I don’t know her that well. However, he insisted on dragging me from one side of H&M to the other to make sure I said hello. The Keyes family is entirely responsible for this! 🤦🏼‍♀️😂

All I can say is we are so grateful to have met THIS family through Rhett! They are so warm and open - we have really enjoyed getting to know them over the last 6 months 🫶🏻☀️

My client for this house called me 11 days ago when I was smack in the middle of the Nevada desert headed to California. We were traveling to visit my Granny who had a recent fall (she is doing well and as sassy as ever ❤️‍🩹) and then after being with her for several days, were planning to go to Disneyland.

This price point is very competitive so I didn’t want to waste time - I set my buyer up with a colleague to immediately start looking at houses. There was no time to lose! Less than two weeks later and multiple offers - we are pending! This family really wanted to be in Kuna and I could not be more happy for them to purchase this gorgeous home!! 😍

Some days you are a former Marine with a badass beard and other days you are just a backup singer for your 6 year old’s boy band. 🤣🤣🤣

We made an offer on this home that had been on the market for 60+ days! Within a couple of hours (and before our offer was signed), two other offers were going to come through.

Lesson #1 ✅ I have seen this happen multiple times this year. You can’t let the days on market fool you - homes are still receiving multiple offers. If you find the home you love, don’t wait a moment on it because we have low inventory and someone else might have fallen in love with the same home!

Lesson #2 ✅ It is important for your agent to have good working relationships with other agents. This means honesty, good communication and kindness. The agent for this home is a good person and an excellent agent - she worked quickly to get our offer accepted. We have a good relationship and she was able to help - we got in just in time!

Lesson #3 ✅ The people you work with matter!! The lender for this is the talented - she wastes no time to get the job done for her clients. She knows homes can still go fast and she had the file reviewed and a preapproval issued quickly. Everyone knows she is the best! 👏🏻

When this seller called me November 10, she said “Kimberly! I found my dream home and I just know I will be in there by December 20.”

This was a tall order considering average days on market is 30+. 😅

This seller was absolutely wonderful to work with 😍 She is so positive, fun and prepped the home the way I asked. She trusted my recommendations and got it done 🏡💪🏻

Our team moved quickly and had her house inspected, repaired, painted, staged, photographed and listed within 3 weeks. This included the Thanksgiving holiday. This required my team and partners to be all hands on deck. 🙌🏻
