Dr.'s Malone write great and greatly informative books. This will be a must read on my agenda. There are other books that have come out before this one, but this one has more current information that affects everyone. It will be worth reading and engaging in conversation with others about.
I am doing an open house from 5 to 8 pm at 2243 S Farmington in Meridian today. If you are looking for some new digs, this practically new home has some really nice features, including a 3 car garage with an epoxy floor, a pre inspection report, and a high end home warranty that is paid for. It also has a huge back yard with garden boxes. 4 beds 2.5 baths too!
Buying a home is one of the biggest financial decisions you'll ever make. Don't rush into it! Instead, establish a timeline that gives you plenty of time to weigh the pros and cons. We recommend giving yourself at least two months to visit at least a dozen open houses. This process will help you determine what you do and don't like.
With Biden stepping down, it's all the more reason to get behind RFK Jr and support his candidacy. RFK Jr has numerous videos out where he states his views clearly. He doesn't bash anyone, he has a great track record of winning for the right reasons, and knows the issues better than most affecting our country now and how to handle them. If you want someone other than Trump to vote for, check him out and give him some attention. Unless you go to his site, you won't be hearing what he has to say, you be reading the hit pieces that main stream media puts out against him. If you like him, support him and vote for him.

So you are THINKING about moving....selling your home and buying another.....Here are a few things to look at first:
1) How much money do you have to budget (reasonably) for deferred maintenance? Don't kill yourself on this one. But do look at the obvious stuff you have ignored that would make a difference to someone driving up, walking in and looking around.
2) How much money have you saved for earnest money and down payment and closing costs? Earnest money doesn't have to be a ton, but the down payment and closing cost amounts should be discussed with your lender. Research local and national down payment assistance resources.
3) After August 17th 2024, as a buyer, you will need to negotiate with your Realtor on how much you will pay them for their services, as well as negotiate with the seller in that regard. You will also need to have a signed contract with your Realtor to even enter a home of interest that you want to see.
4) Take some time to research the Real Estate industry and legal services to understand what is available to you after the legal changes are implemented. Learn as much as you can about the entire process of selling and buying, and the necessity for legal representation.
5) Ask a lot of Questions!

The average down payment for a DSCR loan is around 20%-25%. Although this loan does provide some flexibility for contract workers, be sure to keep this in mind.
