🍂October Market Snapshot 🍂
The median sales price in Ada County rose a bit from last month and was down just 3.7% from the same time last year. Homes sold dropped a little too from last month which is to expect as we move into the winter season. Inventory in Ada was also down a touch from last month and down 35.4% from the same time last year. Days on market in Ada also increased from 35 to 39 from the month prior. Canyon Country saw a drop in median home price from $415,990 to $400,000 in October (down 8% from the same time last year). Homes sold in Canyon was down 11.8% year over year and down to 329 from 405 last month. Days on market in Canyon moved from 33 last month to 40 in October (down 18.4% vs the same time last year). We saw inventory bump up in Canyon country from 845 last month to 873 in October- still down just over 30% from the same time last year. Mortgage rates are still having a big impact on buyers making a move, but we are still seeing homes going pending and selling. There are also still a good amount of cash buyers taking advantage of this market too. What do you think we’ll see next month? I’m hoping for some interest rate relief for those buyers currently sitting on the side lines.

The median sales price in Ada County rose from last month to $535,000. Canyon County was also up from the previous month to $415,000. In Ada County the average days on market was just 35, down a bit from the same time last year. Canyon County saw 33 days on market last month. Inventory was down in both counties by 35% year over year. The number of homes sold was down yr over yr, while it was up in Canyon County. While we are seeing some slowing in activity, some due to interest rates, and some due to seasonality, homes are still selling and buyers are still out there buying.

Inventory in Ada County is still 35% lower than it was for the same time last year. The median sales price in Canyon County moved up $1,000 more than last month. Inventory declined a bit, and is down 39% compared to the same time last year. Days on market dropped from 42 days to 32 from the previous month.
Higher mortgage rates are challenging in this market for both buyers and sellers. That pressure is pushing down on prices. Currently watching rates, because if they dip, you’re sure to see a rush of buyers jump back off the fence…causing prices to rise again with the demand.

The median sales price in Ada County slid to $540k, down $5,000 from last month. Days on market creeped up by one day and inventory was up over last month, but still down 39% vs the same time last year. The number of home sold also decreased from last month. Canyon County saw just a $1,000 side in price vs last month with a median sales price of $404,990. Days on market came down in Canyon County to 42 ( was 53 last month). Inventory remained fairly consistent with just 25 more properties available in July vs June.
The slide in prices and slowing in homes sold is likely tied to the bump in mortgage interest rates. Higher rates are creating some downward pressure on prices, but not too much as inventory is still low. Buyers are taking their time and really evaluating their options.
