📣Monthly Monday Market Update! Days on Market are up in both Ada and Canyon counties. The biggest change is in absorption rate - Ada County went from 75% to 84% and Canyon 67% to 83% which are big jumps. Median sales prices are staying steady, with only slight changes on the other stats. This is common going into the winter season but I am watching the market like a hawk as we go into the election tomorrow. Whether we like it or not, the outcome of this election is going to effect our housing market. I talked with a client today about his concern seeing pricing in other states decreasing. Idaho trends are always a bit behind larger states but we have seen our prices hold steady above others these past few years. My prediction is that we will continue to do that. Future stats will show us those results. We will keep watching and continue to help the clients who trust us day in and day out with their home sales 🏠
📣Monday Market Update time!
Slight changes week over week. I will continue to analyze these each week and get into the month comparisons as well. Right now, Ada County absorption rate is up 5% in just one week which shows homes are moving! I had two closings last week as well as two new buyers so I can attest that we are rockin and rollin over here. It will be interesting to see how the fall and winter goes, especially with elections coming up. Pricing Trends
Home prices in the Treasure Valley are holding steady with a slight increase observed over May. This continued price stability suggests that the market remains strong and resilient, maintaining its appeal for both buyers and sellers.
Inventory Levels
The inventory of available homes remains below the four-month threshold, indicating a seller's market. In fact, there has been a decline in the number of homes listed compared to May, which further tightens the market conditions. This lower inventory is a critical factor contributing to the steady or slightly increasing home prices.
Market Insights
Buyer Demand: Buyer interest remains high, driven by the region's desirable living conditions, job opportunities, and quality of life.
Seller Advantage: With inventory low and demand steady, sellers are in a favorable position to receive competitive offers and potentially sell homes quickly.

As we progress into the summer months, the Treasure Valley market is expected to maintain its current trajectory. Buyers should be prepared for competitive conditions, while sellers can expect continued strong interest in their properties.

Lincoln Creek, a new construction community in West Meridian, offers diverse lot sizes from 6,000 to 10,693 square feet. Homes feature traditional front-load garages or alley-loaded garages.
Located near the new Owyhee High School, south of McMillan Road between McDermott and Star Roads, the community includes an oversized clubhouse called “The Hub.” Amenities include a large pool, party room, full kitchen, indoor and outdoor gathering areas, a dog wash, and two fireplaces. According to the stats, the valley saw some movement in May. Here at Your Idaho Realty, we have been busy! Pricing increased in Ada County while Canyon County was unchanged. Eagle had a median increase of 29% Month over Month!!!
Inventory is still low but trending towards a buyers’ market. We are hovering between the 3 ½ - 4 months’ worth of inventory which is better than 1 month which we saw in the last couple of years. In order for us to really qualify as being in a “buyer's market”, we would need 4-6 months’ worth of inventory for the buyers in the market.
Pricing is still increasing around the Treasure Valley this year even with rates hovering around 7.5%.
If you are in a position and need to sell, it is still a great time. In our opinions, it is still a good time to invest in real estate, especially with some of the rate buy downs and seller concession options. Pricing is still expected to increase in our valley. Overall we saw a slight decline in median pricing in April.
The FED continues to delay any interest rate decreases so rates are holding steady in the 7.5-8% range. That is causing a lot of buyers to hold or be unable to afford their next purchase. It's also causing sellers to hold onto their current homes that they have sub 4% interest rates on.
Overall that is causing a decline in inventory which is why our days on market also went down. As inventory continues to decrease, houses are selling quicker and quicker.
New construction is still progressing and ramping through peak season and there are still good deals to be had if you're interested in buying. It's also a great time to sell in this sellers market.
