Mortgage Rates Fully Erase Last Week's Spike!

Mortgage rates had a rough go of it in the 4 days following Memorial Day weekend (i.e. last week). To be fair, the tough part was limited to the first two days. Thursday and Friday both helped to undo some of that damage, but the average lender was still at higher levels compared to the week before the holiday weekend.

That has changed today. The bond market (which dictates rate movement) was hungry for more economic data to provide directional cues and rates readily responded to today's top offering.

Sharp improvements in the bond market led to another nice drop in mortgage rates. The average lender is now back to the lowest levels in nearly 2 weeks, but not yet back to the recent lows seen on May 15th.

Despite jumps in active inventory for sale in most regional housing markets, and home price declines in some markets, Goldman Sachs analysts on Monday reaffirmed their positive multi-year outlook for national home prices:

+3.8% in 2024 (previously +5.5%)
+4.4% in 2025 (unchanged)
+4.9% in 2026 (unchanged)
+4.9% in 2027 (unchanged)

Goldman Sachs analyst: “We continue to expect housing demand to remain resilient in the face of higher rates for two reasons. First, tight supply is likely to continue to make housing demand less sensitive to higher rates, as it has been so far. Second, because even if affordability were weighing on household demand for newly built single-family homes, “build-to-rent” housing—which typically involves a partnership between single-family rental companies and homebuilders to construct durable rental homes—would likely provide an alternative source of end-demand.

They are, however, still bearish on existing home sales. Goldman Sachs expects U.S. existing home sales to be 4.1 million in 2024, and 4.2 million in 2025.
