Like real estate itself, real estate marketing is constantly changing. This means that in order to bring clients the most modern and up-to-date marketing strategies, there's always an evolving approach.
Here are some of the latest marketing strategies you can expect to see:
📲 Social Media: The goal of social media is to make connections and generate organic demand for services and listings. The social media strategy used for your home might include posting photos, videos, behind-the-scenes tours, and highlighting the parts of your home that you love because chances are, that is what your buyer will love too!
📲 Digital Marketing: In addition to social media, using strategies like online advertising helps connect with and reach more prospective home buyers.
📲 Professional Photography: The majority of buyers are going to have their first showing online. Outdated or DIY photos won't cut it, even in a seller's market.
📲 Videography/3D Tours: If a picture is worth 1,000 words, a video is priceless. A simple Instagram video can tell a beautiful story about your home, and a professional video or 3D tour can really up the ante.
📲 Email Marketing: With a high open rate, email marketing still proves to be one of the most effective marketing tools available.

Here are a few tips to stage your home prior to listing:
➡️ Rethink Furniture Placement. Reposition sofas and chairs into cozy conversational groups. Not only will this make the space more user-friendly, but it will open up the room and make it seem larger.
➡️ Functional Office Space. These days more people are working from home and homeschooling is becoming commonplace, so a workspace may be essential for your potential buyers.
➡️ Depersonalize your space. Potential buyers want to be able to picture themselves in your home. Remove family photos, your kids’ artwork, framed diplomas, and personal collections.

This is a quick reminder that there is never a bad time to start saving for your dream home!
Whether it's a large or small amount that you get to save per month, it's still a step closer to getting where you want to be.

Here are some of the biggest turn-offs for home buyers (the good news is, they're all easily avoidable as a seller!).
➡️ An outdated kitchen and bathroom: Though you don't need to do a full renovation, a few changes can go a long way, like new light fixtures or cabinet hardware.
➡️ A broken doorbell or cracked screen door: Curb appeal starts the second your buyers pull up to your front door. Make sure everything is functional and not broken.
➡️ Dirty carpets, walls, or windows: A deep cleaning prior to listing your home is always a good idea. Have carpets shampooed, walls painted or touched up, and windows washed from the inside and out before inviting buyers into your home.
➡️ Scuffed hardwood floors: If your hardwood floors are in bad shape, your buyers are going to look at them and see dollar signs. Make sure your floors are clean and polished so your buyers won't need to replace them.
