Planning is now underway by a developer to build a branded condo-hotel in Miami, according to a press release.
A rendering shows the building will have around 30 floors.
The developer is working with the City of Miami to increase the site’s density to
accommodate up to 360 units, the release said.
An $8.36 million pre-development bridge loan was secured for the property last week.
Royal Palm Companies is the developer.

Florida is by far the top state where high income households are moving to, according to a recent analysis.
SmartAsset analyzed IRS data from the 2021-2022 tax year for the study.
Florida had a net inflow of 29,771 high-income households during the period. That includes 46,874 arriving high-income households, and 17,103 moving elsewhere.
The average income of high-earning arrivals was $907,013. High income households departing Florida earned a more modest $294,189.

Plans for the Dolce&Gabbana Tower were submitted to Miami-Dade planners last week.
According to a letter attached to the application, the developer is requesting administrative site plan review for the new building.
The new filing shows the tower will rise 81 stories and include:
- 259 residential units
- 102,805 square feet of commercial uses, including retail, restaurant, spa, and gym
- 273 parking spaces
Elevations show the tower will reach exactly 1,049 feet, which is the maximum permitted by the FAA in the area.
The developer closed on the purchase of the property earlier this year for $61m.

The Federal Aviation Administration has completed a review of the proposed Midtown One tower, which is set to become the tallest in the neighborhood.
According to a July 15 determination letter, the building’s proposed height of 610 feet above ground level and 623 feet above mean sea level does not pose a hazard to air navigation.
Midtown 1 is planned to include:
329 residential units
16,457 square feet of full service restaurant
11,280 square feet of retail
498 parking spaces on five levels
Arquitectonica is the architect.

A foundation pour for the 67-story Mercedes Benz Places tower has been completed, according to the developer’s social media account.
Vertical construction is expected to begin in July.
The pour took place over the weekend, with over 10,000 cubic yards of concrete trucked in.
The development is one of the largest currently under construction in Florida, at over 2.5 million square feet.
Mercedes Benz Places will have 791 residential units, along with office, hotel, retail, and amenity space.

Developers have announced plans and launched sales for a new 35-story tower called Domus Brickell Center.
Domus Brickell Center is planned to include 579 fully finished and furnished units allowing short term rentals. Prices range from the $500,000’s to $1.5 million.
Brickell’s Metrorail and Metromover stations are a block away from the project site.
The Domus concept is differentiated from condo-hotels and other short term offerings due to a newly created management company that will oversee day-to-day services and ensure top-tier brand standards.
North Development – a joint-venture between Miami developer Ricardo Dunin’s Oak Capital and Peru’s Edifica, is the developer.
The developer broke ground on its sister project, Domus Brickell Park, which is now approximately 60% sold and slated for completion next winter.
Miami’s Studio Mc+G Architecture is the architect for Domus Brickell Center. Interior design is by Urban Robot Associates, and Thornton Construction Company is the general contractor.
Delivery is planned for the end of 2027.

Miami Dade’s Aviation Department is moving forward with the construction of Concourse K, as part of an expansion of the South Terminal.
A public notice was issued this week requesting design-build services. Miami Today first reported on the notice.
The new building will have three levels that match the finish of the existing South Terminal.
It is planned to accommodate three wide-body aircraft at a time, or six narrow body aircraft. It will also have remote hard stands for three more wide-body or five narrow-body aircraft.
Larger lounge spaces are also planned as part of the expansion. The lounges are currently in big demand, Miami-Dade’s aviation director told Global Miami.
Total value of the design-build package is listed at $621m.

The building “has already set a sales record,” with 100 units sold in just the first four days of marketing.
The image reveal event took place last week at The Concours Club ahead of the Formula 1 Miami Grand Prix weekend.
It was attended by Toto Wolff (CEO of Mercedes AMG Petronas F1 Team), Michael Stern (CEO of JDS Development) and Ryan Serhant.
Giant Mercedes logos can be seen at the building’s porte cochere and rooftop pool in the new images.

PortMiami has seen a number of giant cruise terminal’s completed in recent years, but none are bigger than the new MSC Terminal that is now moving closer to completion.
MSC’s $450m PortMiami facility will be the world’s largest cruise terminal when it opens later this year.
It will have capacity for 36,000 guests each day, with 3 cruise berths. A parking garage for 2,400 cars is also being built.
Shore power is being built in to the new facility, helping to reduce pollution in the area.
MSC is heavily investing in Miami, with a new $100M headquarters office announced in Overtown.
The company has already announced a naming ceremony for its newest flagship—MSC World America on April 9, 2025, to be held at the new PortMiami facility.

Swire Properties has launched sales for The Residences at Mandarin Oriental, Miami and released additional details on the development.
Two towers are planned, connected by a landscaped podium. The South Tower will rise 66 stories, or 850 feet, while the North Tower will rise 426 feet. Both are being designed by Kohn Pedersen Fox.
The South Tower will have 228 condos, with luxury appliances and finishes, along with 11-foot ceilings and private elevators. Interiors are by Parisian designer Tristan Auer.
A $100 million duplex penthouse is being offered for sale at the top of the tower, with 16,000 square feet of interior space and 7,000 square feet of private outdoor space, along with one of Miami’s highest private infinity pools.
The North Tower will have 121 hotel keys, a spa, and multiple restaurants. There will also be an additional 66 private residences and 28 hotel residences.
Construction is expected to begin in 2025 with occupancy from 2029.

A Brickell tower that is under construction has been renamed Viceroy Brickell and units will be sold as condos, according to the Miami Luxury Homes blog.
Viceroy Brickell is planned to top off at 45 stories. It is being built next to the Baccarat Residences tower which is also under construction.
A total of 498 condos are planned ranging from studios to 2 bedrooms, with prices starting in the $600s, the report said.
Units will be delivered finished and rentals of 30 days will be permitted.
Completion is planned in 2026.

The Perigon Miami Beach has broken ground.
It is the first residential project in the area designed by OMA, led by world-renowned architect Rem Koolhaas.
The development also features landscape design by Gustafson Porter + Bowman, the firm responsible for redesigning the green space at the Eiffel Tower and delivering the Princess Diana Memorial Fountain in London’s Hyde Park.

The Perigon will rise 17 stories, and include 73 condo units.
Demolition at the site was extended due to regulatory changes, the developer said.
Mast Capital and a controlled affiliate of Starwood Capital Group are the developers.
Occupancy of The Perigon is scheduled for late 2026.
