For those affected by Hurricane Milton report flooding, power outage, debris, damage, injured or in perile wildlife including fishkills and water quality issues to iseechange. They are a fantastic global app and they match resources w communities. I work with them with my resiliency work in Miami. They were able to fund storm drains for Little Havana and Edgwater that historically flood.
I typically report on the app but they created a resource page for H Milton.

I can’t help but feel that this monster hurricane the size of the state of FL that is currently slamming FL’s nature’s coast and is on track for Georgia and the Carolinas hitting all areas that haven’t had storms of this magnitude for over 100 yrs if ever, I can’t help but think this is nature fighting back and we need to wake the #*%*^ up.
We will not win this.
We still have an ever narrowing opportunity to change this grim course we are facing. Look what happened during the Covid lockdown? Nature is resilient if we give it a chance.
But this will take action NOW!
We can’t continue to ignore all of these signs..the monster hurricanes, flood events with no warning, fires, ice melts, tornadoes...The earth is done crying and it is retaliating and I can’t blame her.
Regardless of how we got here we have the power to slow this down and make real change.
We can not continue with no regard to the natural environment.
We are at a crossroads right now.
There is much we can do. This is not the time for apathy. Message me if you are in.

As Arctic sea ice melts, it creates a positive feedback loop that amplifies the rate of warming temperatures and ice loss in the Arctic.
🔄 But how does it work?
Sea ice has a bright surface that reflects light from the Sun, whereas dark surfaces – like open ocean – absorb it.
Melting sea ice exposes more ocean water, which absorbs significantly more solar energy and warms up even more rapidly over time, driving more ice loss.

Miami’s Home Equity Gains Nearly 2X National Figure

B2B compensation is officially DEAD. What does this mean? This MEANS that compensation for a buyer's agent will not be shown on the MLS, and I'm speaking for Florida, Miami Dade County. Actually it's nationwide, but every state and association has different forms. All across the board, all compensation for Buyers agents will no longer appear on the MLS.
Does it mean Buyers agents won't be compensated? NO, of course not. Buyers agents do a lot of WORK. We do a lot of work and we will be compensated. It's just going to be another NEGOTIATION.
There's all these new documents associated with these changes. And these documents are very fluid, they change all the time. I think it's going to be like that for the next six months or so, until all of this settles down. Basically there's a representation agreement that Buyers need to sign to view MLS listed properties. In that agreement, it will discuss compensation and if a Seller is unwilling to pay a Buyer's agent, then the Buyer may have to agree to pay that.
So it's really, really important for both Buyers and Sellers to hire extremely EXPERIENCED Realtors that are extremely SKILLED NEGOTIATORS. This is a very big change in our industry.
It's a huge fundamental change in how things work. And it will require very specific and KEEN NEGOTIATION SKILLS.
There's also going to be a non representation agreement. There's different forms. Again, they do change constantly. There was just a change a few days ago. And the listing agreements are also changing as a result of all of this.
I do believe that BUYER'S AGENTS are extremely IMPORTANT. They, were created for CONSUMER PROTECTION. Make sure you select a very good agent that knows how to NEGOTIATE, understands all of these changes and
knows how to NAVIGATE all of this.
