9 years ago I sold this couple their first home. Fast forward to 2020 - a growing family & low interest rates, we began the hunt for their next home. Us, and what felt like everyone else …
Over the last 3 years we wrote a total of 13 offers. Appraisal gaps. No inspections. Free rent back. Cash programs. All WAY over asking - you name it. We’d stand in the lawn trying not to make eye contact with other interested parties, who were also willing to offer a vital organ just to get a proper home in the bottle-necked market. These buyers could rattle off terms & contingencies of an offer better than some unseasoned agents by the end. Of these 13 offers, we were told we were *almost* picked 11 times! Second place 90% of the time.
Needless to say, there was a lot of heartbreak & exhaustion. Waiting for a descent option to hit MLS that seemed worth the rollercoaster of emotions is its own battle.
Today was closing for their next home, which is the best property they’ve written on in all facets. Real tears were shed as they were handed the keys. An overwhelming response of disbelief that the last several years of this market are in the past, and that their new home checks every box. It was worth the wait, no compromises.

There’s a satisfaction in seeing clients earn a well deserved profit on their first home, especially when it’s been lovingly updated over the course of ownership. A number of my clients are making the jump from their starter pads. While I’m clearly biased on the fact that real estate is a good investment, seeing the margins benefit family after family solidifies investing in a home as early possible is the best financial move.
