Here they are;

1.) Always and always shop for funds before you shop for the home. For the offer to be completely complete, we need the pre-approval or proof of funds from the buyers.

2.) We CANNOT show any homes in the State of New Jersey without an exclusive buyers agreement, explaining commissions and how we get paid plus our commitment to our clients. This is a big no, no. If you ask "just to go see that home..." We need to have an exclusive agreement first.

3.) Once offer is accepted we have a 3 day attorney review period. When no attorney is used on either side (buyer and seller side) the attorney review period is concluded after the 3 day attorney review period. When an attorney is used, the attorney review can stretch out to weeks, ensuring to protect the client and their real estate needs (legal protection).

4.) Next is the home inspection. Home inspection is paid by the buyer and runs a few hundred dollars.

5.) After the home inspection, we review the report and see if we are requesting any repairs.

6.) Bank (buyers bank) orders the appraisal and this is also paid by the buyers, runs a few hundred dollars.

7.) We wait for the appraisal report.

8.) We schedule closing with all parties. Sometimes sellers and buyers sign at different times.

9.) We do it all over again with our next client with a smile on our face.

10.) Easy as pie.

Make tacos for dinner when all else fails.
Clean your house when your mind gets messy.
Check in on loved ones, including yourself.
Go to those yearly physicals.
Spend time outdoors.
Choose to laugh in difficult situations.
Find solutions to problems, don't become the problem.
Pay close attention to the energy that surrounds you, get away from people who want to pull you down.
Say I love you to your mirror reflection.
Be ok with aging, it happens to the best of us.
Laugh, because no one will cry with you.
Live your dreams, take chances.
Forgive yourself and others.

THIS is it. My husband is retiring from USAF TODAY....Wow and holy emotions. I have not been the best military spouse over the years since I never felt like I belonged...I realized since then, I don't belong with the average... I am grateful that USAF took me to places I would of never been to if I was not married to the best human bean in the world, my husband Lonnie.

USAF took us to Edwards AFB where I was the closest to my dog Tallinn and God. Where life humbled me in ways I had never expected and where I gave life to our first born baby.

USAF took us to Ohio where I experienced full on depression for the first time in my life. Humbled by the Grace of God and humbled in ways I could of never expected. I met the absolute BEST people in Ohio as a professional Real Estate agent and I am forever, forever and ever grateful for their love and support. You two know who you are...Craig and Nikki.

USAF brought us back to New Jersey where the housing market was so tight and competitive I was humbled and grateful we owned a house here already and were able to put a roof over our head.

Thanks you all these experiences I was able to publish a book in Estonia and be supported by the best man, the gift God gave me, my husband Lonnie.

I cannot even count how many days I spent crying as a military spouse, feeling so alone and alienated and realizing now, it was all because of God. It was all exactly the way it needed to be. I needed to be isolated and alone to have faith bring me to a place I am now.

It is an emotional day celebrating the best man I know, my husband Lonnie. Honey, you are such a badass and will continue to prosper in your life with everything you do.

Our life together is amazing and now we can be BADASS Realtors serving with grace and humility.

I am in absolute awwwwe of my life at this very moment and I wish this moment would last a long time... I know life will throw some challenges our way but dang, I am so happy in this very moment.

Today, I would like to talk about having anxiety about money and making ends meet. When I read Robert Kiyosaki; "Rich dad, poor dad" my mind was influenced. I see opportunity EVERYWHERE I look even when my bank account does not reflect my current success.

The economy is scary right now and there is a LOT going on in the world. However, when multi millionaires and billionaires talk about MINDSET they talk about the optimism and drive one has and can develop.

I reached out to my old brokerage in Ohio and IMMEDIATELY I was supported for my wish to start my own TC business and become an employer who influences and RESPECTS others. Another business idea I had at my kids birthday party I will post about once it has manifested into REALITY.

In addition to all this optimism and positivity, I am a self published author who has "BLIND HOPE" in my heart from the day I was born. I let NOTHING and no one stand in my way and I have the courage to ask for help, keep learning and keep supporting others the best to my ability.

How does a minimalist kitchen look like? Well, below you can see how my dream kitchen would look. Currently we live in a small home and what helps keeps down the clutter is keeping things up. Literally.

Recently, we ordered beautiful shelves from good old IKEA for our kids homeschooling and painting needs. We ordered another floating shelf to keep beautiful pottery our kids have made.

A minimalist kitchen includes counter tops that are free of clutter and mindful habits. Mindful habits? Yes. Mindful habits. When I make my morning coffee all I think about is pouring that coffee into my cup. I focus only on the things that are in the present moment.

This practice of minimalism and mindfulness does NOT come easy. It is hard being in the present moment. With minimalism it is easier. Less external clutter=less internal struggle. More external clutter=Internal struggle. If you would like to get started with minimalism. I can help you.

First, watch the Netflix Movie; "The Minimalists," it is available on YouTube. Then, make a CLEAR weekly goal on how you would like to get started with minimalism. It will feel like a full time job from time to time.

Start with one junk drawer at a time and don't stop. The feeling of freedom comes when minimalism is practiced for months, years. It is the most freeing experience and I recommend it with all my heart. Perhaps that's why my FB friends see so many posts about minimalism.
