Why is knowing the value of your home important?

- If you’re thinking about selling
- If you’re looking to refinance
- If you’re buying a new home owners insurance policy

If the value is equal to what a buyer is willing to purchase it for, all you have to do is find a buyer willing to pay that amount, right?
Well, it’s more complex than that. A lot goes into determining a home’s value.

Determining property value primarily refers to recent sales of comparable properties in the area. Key factors are the square footage, number of bedrooms, bathrooms, lot size, etc.
By comparing all the details that make your house similar and different from those recent sales, we can then calculate to attain the approximate value.

In real estate, Realtors do something called a CMA - Comparative Market Analysis.
It’s free to do and helps you understand what you could potentially sell your home for based on the sales data within the last 3 months in your area.
Even if you don’t plan to sell anytime soon, it’s a great tool to recognize what’s happening in your area.

Monthly market update for September + October in Ada & Canyon County.
ADA OCT - Home prices dwindle for an average price of $640,230, from the previous month ($655,004, ↓ 2%)
More movement in Active Listings for a number of 1,490 (1,470 in September, ↑ 1%)
Sold homes trend downward as the winter season approaches, leaving our months of inventory at 2.4 months.
Days on market rise to 36 days from 33 days in September (↑ 9%)
CANYON OCT - Home prices lower month over month-
August: $482,654
September: $469,661 ↓3%
October: $452,346 ↓ 4%
Active Listings rise to 870 (814 in September ↑ 7%)
Sold homes decrease month over month-
August: 434
September: 404 ↓ 7%
October: 329 ↓ 19%
Months of Inventory remained the same for September, but rose 10% in October giving us a number of 2.3 months.
More active homes on the market + less homes being sold = more MOI.

Here’s your monthly market update for August 2023 as well as 2022 for comparison!

For Canyon County, Active + Pending listings are down from 2022 while more homes sold this year. Homes are cheaper by roughly $25k than last year!
Days on Market are up by 3 days and our Months of Inventory is down, showing we have less supply of homes to be sold.

For Ada County, there’s less movement in all Active, Pending, + Sold homes than 2022. Homes are cheaper by $28k + are staying on the market an average of 4 days longer. Months of Inventory is also down from 2022, from 2.8 to now 2.3 month supply.

Interest Rates are at 7.18% - in the 7% range for the 5th consecutive week. This time last year, they were at 6.02% making it a little more expensive for potential buyers now.

Recently I’ve been talking to a ton of people who aren’t exactly sure what an appraisal is/why they’re beneficial so I wanted to share some information!
If you’re using an FHA loan, only an FHA Appraiser can complete the appraisal. These appraisals tend to be more strict but come with extra protections for you.

We saw more active and sold listings while home prices went down 3%.
Days on market have dropped and our inventory is going up!

📍Canyon County
Active and sold listings have gone up as well and home prices have decreased slightly.
Days on market are up as well as our inventory grows.

Talk to your lender & figure out what needs to be improved with your credit. They’ll be there to advise you through the whole process & fast-track it as much as possible!
They want to see your debt-to-income ratio as low as possible, typically 36% or less.
For the underwriting, conventional loans need a qualifying ratio of 33/45.
FHA loans are less strict, requiring a 31/43 ratio.
