Let's talk about it.
Interest rates haven't come down. Inventory is rising... but there's still low inventory? There are multiple offers happening AND insane deals being won...
Simply put - we're in a strange market.
I love data & I love patterns. These two things are especially helpful when talking about real estate.
But as much as I love to ground these conversations in the numbers - I would be doing you a disservice if I tried to quantify what I'm seeing in the Nashville market.
According to the numbers, everything seems stable. However, stability doesn't equate to predictability.
So here's what I'm noticing in my contracts & conversations:
The buyers entering the market are accepting the current interest rates and planning to refinance in the future.
Homes are sitting on the market for longer, but it's not out of the question for multiple offers to happen after Day 21.
Negotiations are happening, however, the margins are beginning to slim.
Secondary suburbs (30+ minutes from Nashville) are gaining popularity due to affordability.
People who NEED to transact are finding success in this market.
At the moment, I'm finding it hard to advise clients based on the data. So right now, I am focusing on having conversations.
I'm finding out what the showing activity is on the home. I'm discussing motives & preferred terms. I'm putting time & effort into researching as much as I can on the front end.
This isn't a buyers' market or a sellers' market. It's a skills market; It pays to have these conversations and do the prior research.
TL;DR: The market isn't responding to the inflation measures as anticipated. Values are going up but rates are still going up. Let's make a strategy together.

Taxes 💰
One of the most overlooked expenses when selling a home is Capital Gains. Although you won’t pay it on closing day, you will pay it during tax season…
What is it? How much is it? And how do you prepare for it?
WHAT:
Owning a home is an ASSET. Assets are subject to capital gains tax, just like traditional investments & stocks.
If your home has appreciated dramatically, or you have owned it for less than two years - you could be required to pay taxes on the profit.
HOW MUCH:
This amount is determined by your:
- Profit from the sale
- Tax filing status and exemption amount
- Taxable income bracket
- Length of Ownership
Real estate agents do not include this amount when they are reviewing potential net profits with you. This is not paid at closing, but is paid during the next tax season.
There are plenty of other exemptions for primary, secondary, and investment properties! And although there are a lot of variables - capital gains on real estate is considerably lower than most investment options.
PREP:
But be sure to talk to a CPA or certified tax professional to discuss what this amount could be for you. Discuss what options are best for payment and how you will approach it during tax season.
Don’t be caught by surprise. If you’re curious - ask you agent for a good CPA recommendation to discuss your situation and prepare.

This home sale was the DEAL OF THE CENTURY! We negotiated a $45k price cut AND we are walking into $45k of equity. Let’s talk about it!🤩
This Lenox Village home hit the market on the last day of my client’s Nashville Relocation Tour. We scheduled a showing. She fell in love!
We immediately worked on an offer. Since it was Day 1 on the market - we went in over list price with competitive terms. Offer was accepted!
The appraisal came back with a great price! But when we did the inspection, we found the roof and the HVAC were nearing the end of its life. Instead of backing out of this deal, she wanted to request repair requests.
She requested for every single inspection item to be credited. She had the inspection report checked by a general contractor and was provided repair quotes. My client was adamant about asking for $70k in credits.
We submitted the proposal along with all of the repair items and their costs. To be honest, I felt like the sellers and listing agent would be offended. We decided to ask for it anyway.
We were told to immediately send over a cancellation form. The listing agent said she has never seen anything like this in her 20 years of real estate. I conveyed the news to my buyer, but then…
An hour later, the listing agent said the sellers would agree to cut the price by $45k. They decided to convey all of the appliances with the home. And we received all new Smart Features!
This Seattle relocation client won big. In a seller’s market - you may think you have no negotiation power. But you’ll never know unless you ask!

Here are 3️⃣ data points you should study for success:
• 𝗖𝗼𝗺𝗽𝗮𝗿𝗮𝗯𝗹𝗲 𝗟𝗶𝘀𝘁 𝗣𝗿𝗶𝗰𝗲 𝘃𝘀 𝗦𝗮𝗹𝗲 𝗣𝗿𝗶𝗰𝗲
This data point should inform your offer amount. If most homes are selling for more than list price - chances are you’ll need to offer a similar amount. Look at the average and median difference to determine how much that should be!
• 𝗗𝗮𝘆𝘀 𝗼𝗻 𝗠𝗮𝗿𝗸𝗲𝘁
This data point indicates the level of competitiveness.
< 7 DOM → Highest Level of Competition: You’ll probably need to waive contingencies and offer more than list.
10-14 DOM → Moderate Level: You can probably offer closer to list & leave some contingencies.
21+ DOM → Lowest Level: You probably have room for price negotiations. You can usually keep all contingencies.

Look at what homes are available, pending, and what has sold. This data paints a clear picture of the current market! Use this data to set realistic expectations of price point, location, condition, and amenities.

What happens next after you go under contract???
INSPECTION DAY!
As soon as you receive the news, you’ll be prompted by your agent to schedule an inspection.
In this market, inspections are being conducted within 7-10 days. This gives you time to inspect the home and make decisions about repairs.
Make plans to come to the inspection. As an agent, I will be there during the entirety of your inspection. I encourage you to come for the last hour to get measurements, do one last walk through of the home, and debrief with the inspector.
You will receive your report within 24-48 hours. Then you’ll determine how to proceed with your agent. Will you ask for credits, repairs, or replacements?
When looking at your report, you’ll want to determine if the cost or repairs and/or replacements is worth it. It can be nerve-wracking but it can be easier to navigate when you have the right agent on your side!

🚨 Zillow is in some HOT WATER 🚨
The days of Zillow buying your home for WAY over market value are over. Zillow is stopping their home purchase/resell program.
Their iBuyer program has led them to approx a $500 million loss. They have cut their work force by 25%. Their inventory consists of over 7,000 homes.
In Nashville, they current have around 71 homes on the market. And they’re not selling.
Why? Because the algorithm failed them. They thought they could buy up the inventory, artificially drive up the price, cut traditional operating costs, and pocket lots of money.
But what they failed to realize is that consumers are more knowledgeable now than ever. Even with high demand, consumers are not willing to pay these exuberant prices.
What does this mean for you?
- Get your real estate advice from a full-time, knowledgeable agent.
- Expect price corrections in the resale and/or rental market in some areas. (We don’t know how they’re going to handle their inventory yet).
- You cannot rely on a ‘ZESTIMATE.’
