Y'all!! I have to tell you all about this one because it's a special God story. C and H are from Seattle and were referred to me by past clients from Seattle. They came here to start a church.

C&H knew they wanted to be in Williamson County and close to their friends. They were renting in Franklin and originally wanted to stay in that zoned school district (for the kids' sake) with some acreage. Well, little did we know that Williamson County would be one of the most competitive and toughest markets to get into. Nothing was coming on the market, and if we did find something, we would get outbid because people were waiving inspections, appraisals, and giving $100k over the asking price out of pocket. 😳
This was a risk we weren't willing to take.

Because of that, months passed by and we were getting down to the wire. The rental they were leasing was about to be sold. I had sent a letter to a neighborhood they were interested in, and the Seller responded. We saw the house before anyone else, and I thought it was the one. However, they felt it wasn't the one, and they would be compromising. So we prayed and asked God to work a miracle because nothing was seeming to pan out.

One week later, we found out the neighbor across the street from the friends from Seattle had to be put into a nursing home, and the family was thinking about selling. We contacted the sons, and they were indecisive. We stayed persistent, but they kept prolonging. Frustration ensued UNTIL we got a callback that said, "We would like to move forward. We were going to list it with an agent, but we feel this is your new home."

Y'all, C and H closed on 12 ACRES in Williamson County right ACROSS THE STREET FROM THEIR FRIENDS! They got a HUGE discount on the price, and once they finish renovations, the house will be over 3,500 SF and worth close to seven figures!

GOD IS GOOD!! This market is crazy but not impossible! So glad for them and grateful they trusted us on this journey.

Here’s another GREAT story! This market is a different kind of market and is hard and competitive!

Tyler and Lindsey were under contract on a home and beat out six other offers. We did what was necessary but didn’t waive the inspection. They were really excited, started finding daycares for their son, and then it happened….the inspection came back with a lot of water damage, and structural and roof issues. We had to terminate the contract. We were devastated because we had to start all over. 😞😞

Monday morning, a new build came on the market because the builder said it had to be sold ASAP! My client shared it at 8 AM, we were there at 12 PM, and secured the lot by 5pm. Now, THEY’RE OFFICIALLY UNDER CONTRACT!!!

Now I see WHY the other house didn’t work out. That’s because instead of settling for the existing three-bedroom, they were able to get their four-bedroom new construction!!!

These two are troopers! Why?

Because the first home we looked at in this particular neighborhood was the “absolute” one. Everyone felt at home the moment we pulled into the driveway. There were multiple offers on the table, and we did what was necessary to win. Well, to our surprise, we actually WON but the seller decided to go with another offer because he didn’t like our “escalation clause” language, which was standard language. Talk about devastation!!! It hurt. I mean…really hurt. How could you win but lose at the same time?

The seller had made a big mistake because the wife told the husband they should have accepted our offer the next day. THEIR LOSS!

Another home came on the market that was even better in the same neighborhood. We went to the open house, built a relationship with the listing agent, and submitted our offer. We almost experienced the same scenario above BUT luckily the listing agent sniffed out some shadiness on the other buyer’s side and they chose our offer!!!
