Ready for a Market Update!? Let’s talk months of supply! 📈

In 2022 we had 1.5 months of inventory, meaning it took an average of 1.5 months to move through all the homes on the market. In May of 2024, instead of 1.5 we actually have 5.1 months of inventory.

What does this mean for buyers and sellers 🤔
It means the market has balanced out. Homes are still selling, but sellers need to set themselves up for success by pricing correctly and following a strategic approach. And for buyers, this increased inventory means more options and less competition. It’s a great time to snag a deal on your perfect home! And whether you’re buying or selling, having the right strategy is key.

For those of you facing a similar crossroads, here are the key factors we weighed in the decision-making process.

Leasing Benefits
01. New Income Stream: Leasing can turn your home into a source of regular income, bonus if the rent covers your mortgage.
02. Your Home, An Asset: Instead of a liability, your home becomes an asset, potentially enabling a second mortgage.
03. Flexibility with Timing: If your home needs renovations or repairs before selling, leasing buys you time (although renos with tenants can be a bit of a balancing act).
04. Tax Advantages: Landlords often enjoy tax deductions for repairs, travel, insurance, and interest.

Leasing Drawbacks
01. Added Responsibilities: As a landlord, you’re in charge of maintenance and tenant management.
02. Increased Liability: You must ensure the property meets the latest codes
03. Financial Risks: Vacancies mean you’re footing all bills, and missed tenant payments directly impact your bottom line.
04. House calls: “Hello, our dishwasher stopped working...we need this fixed right away!” Things are bound to break and, as the owner, you’re on the line to address them ASAP. (Property management can help with this).

What about selling?

Here’s a little mid week market update for ya!

There’s been a LOT of fluctuation in rates over the last few months.

Appreciation is slowing, not depreciating on an annual bases. We had record breaking home appreciation at the beginning of the year so it’s now balancing out.

A year ago the listing price was the floor of the negotiation. What’s happening now?? The listing price is now more of the ceiling.

This is one of the most common questions we’re getting at the moment! Should you wait to buy a home?

Let’s start by saying everyone’s situation is different, and we’d love to sit down with you to discuss the pros and cons of both scenarios.

We’ll also add that homes ARE predicted to increase in price over the next few years. I know it’s hard to believe as we’re seeing price DECREASES lately. We are seeing price reductions, but the net of the year home prices have appreciated from the beginning. A lot of sellers are listing right now to see if they can get X amount for their house, but the net of this year and the upcoming years is predicted to remain positive.

Let’s sit down to discuss your next investment. We can honestly say that incentives are reflecting the earlier years, and opportunity IS out there right now 🙌

Median rent in the top 50 metros reached $1849, 15.5% higher than this time last year. It’s a new rent record for the 15th month in a row.

Inflation is hitting the rental market in a BIG way.

The average mortgage payment in this country that is cheaper than a two bedroom apartment. This, of course, is different depending on your area, but keep in mind while interest rates have risen, your rental interest rate is 100%. 🤯💡
