You're browsing an apartment, love it, and turn to the realtor showing the home and say that you'd like to rent the place ... tell me, are you aware of the names and purposes of the different fees you'll need to account for as a renter? There are many, and I've assembled them below for you to save you time and give you a starting point. Hope this is helpful!
-----
Rent reforms have capped the ✨SECURITY DEPOSIT✨ to one month’s rent. This means you should not be asked for the last month’s rent in addition to the security deposit.

✨A BROKER'S FEE✨ is a separate fee that usually ranges anywhere from one month’s rent to between 12 to 15 percent of a year’s total rent. The broker’s fee includes lining up multiple apartments to view that fit your criteria, information about the paperwork you will need and negotiate rent and fees on your behalf.

✨APPLICATION FEES✨ are capped at $20. Renting a co-op will have board fees from $250 or more.

✨PET FEES✨ are changing. Landlords are now rolling what was once a pet fee into the rent, usually around $50 per month per dog.

✨GUARANTOR FEES✨ pertain to Institutional guarantors like Insurent, who generally charge renters a fee for their service, usually 70 to 85 percent of one month’s rent for U.S. RENTERS INSURANCE is charged by some buildings, typically co-ops, making it mandatory for tenants to take out renters insurance and proceed to ask for proof of insurance as part of the lease signing.

✨AMENITY FEES✨ could be charged monthly or upfront annually depending on the building, may be offered on an opt-in basis or they be added to the balance of all new tenant’s rent bills.

✨MOVE-IN FEES✨ are generally required by co-op buildings and are refundable after the move-in, once it is determined no damage was caused to the building by the move into the building. The fee is generally between $500 to $1,000.

✨LATE RENT FEES✨ are charged up to $50 or five percent of the monthly rent, whichever is less, if you are late with your monthly rent.

Let me know what was your biggest insight below, or let me know if this was helpful! I look forward to your feedback!

Are you making your move to NYC? Anyone who has chosen a place to live in New York City will tell you ... every neighborhood has it's own unique appeal. How do you choose where to live with so many options available?

✨How does it feel? ✨
The very best way to get a sense of a neighborhood is to visit it and walk around, get a sense of the vibe. Visit at night, at noon, and get up early to experience dusk turn to dawn there. Is it safe at all hours? Does it feel great?

✨Cost of the Unit?✨
It can be tempting to overpay for an apartment in NYC. You should not pay more than 30 percent of your income on your rent. Many New Yorkers pay almost 60 percent of their income on their rent for that dream home. My professional advice is search another neighborhood if your desired location is too expensive.

✨Commute?✨
Proximity to public transportation will make your life much easier, your commutes shorter, and will encourage friends and family to visit you.

✨Noise?✨
New York may be the city that never sleeps, but that doesn’t mean you don’t have to. Visit the neighborhood and observe the night-life noise before you commit.

✨Lifestyle?✨
Looking for good schools, restaurants, shopping, green space, good lighting at night? Think about what factors are important to you.

✨Space?✨
Let's face it ... it's the first thing you will compromise in order to live in New York. The outer boroughs will let you spread out more than a Manhattan apartment.

What's the new status quo in apartment showings on the hunt for your dream home? Here's the new deal...

If you are searching for an apartment, you will now have to plan ahead of time to view the options in person, as showings are by appointment only. Buyers and renters are now required to wear face masks and remain socially distant from others and one another. Since reopening, many buildings are demanding a 24 to 48 hour notice prior to showing. Don't forget, you will also be required to fill out a health disclosure form. This form must be completed prior to in-person showings. They are mandatory and for your protection!

If you're looking for an apartment in New York City, I can help!

A lot has changed, but one thing stays the same: as your realtor, it's my job to bring you and your dream home together - now with a few extra safety precautions:

In New York, the new steps to prepare for a showing include:

• Pre-registering for a showing via email - ask your agent.
• Complete a health disclosure form.
• Reading through all requirements of the showing outlined for you.
• Check that your agent informed the building's team 24-48 hours in advance.

Luckily, from my experience, buyers and renters across NYC are taking the precautions seriously and everyone has been very cooperative with the new way to show properties. While it takes a bit of extra effort and planning, everyone has been very understanding to the new unusual!

Some real estate agents are going above and beyond the face masks, providing shoe coverings or asking clients to remove their shoes, having hand sanitizer available and providing latex gloves to clients.

Together, we'll get through this uncertain time!
