Need more proof that hybrid work employers are taking Midtown office space?

Empire BlueCross BlueShield – New York’s largest health insurer – recently opened a new headquarters in Midtown after leasing 70,000 square feet at Vornado Realty Trust’s PENN 1, located alongside the iconic Madison Square Garden and Penn Station.

Empire BlueCross BlueShield President and CEO Alan Murray noted that PENN 1 will help meet the needs of the insurance firm’s employees by providing flexible and collaborative workspace. Vornado has transformed PENN 1 with a new suite of amenities known as WorkLife which include a 35,000 square foot fitness and wellness center, a 20,000 square foot conferencing facility and multiple tenant lounges.

“We are building a very amazing space,” Murray told Crain’s New York Business. “We came from a fairly traditional office environment and are now moving into a hybrid office environment. The idea is to be collaborative and culturally more inviting.”

The energy of young professionals is moving NYC real estate forward.

We’re thrilled that Laura Jackson of SL Green Realty Corp. will receive the Young Real Estate Professional of the Year Award on June 23 at our new annual event – New York Forever: A Celebration of Our City. REBNY’s Young Real Estate Professional of the Year Award is presented annually by the Young Men’s/Women’s Real Estate Association (YM/WREA).

We spoke with Laura recently about what it means to be a REBNY member and about her work through the “She Builds” initiative to empower more women in real estate to give back to the communities they serve.

How can zoning changes promote environmental sustainability?

That was part of what Mayor Eric Adams discussed this week in remarks at the Association for a Better New York (ABNY), as he laid out plans for updating NYC zoning rules to help building owners continue shifting to clean energy and reducing carbon emissions, alongside other zoning announcements on housing and economic development.

The mayor’s “Zoning for Zero Carbon” text amendment will:
• Remove obstacles to deploying new clean energy storage and uses, including electric vehicle charging
• Facilitate building retrofits for sustainability, including allowing more rooftop coverage for solar panels
• Eliminate barriers to the electrification of building systems such as heat pumps or efficient HVAC systems

REBNY President James Whelan said: “The mayor has put forward a proactive framework for achieving several objectives needed for a strong economic recovery, including fostering vibrant commercial corridors, encouraging sustainability, and creating more housing. We look forward to working with City Planning and other stakeholders to see this framework come to fruition.”

Another week, another Midtown office expansion!

The latest in highlights the new expansion by private equity firm Clayton, Dubilier & Rice at the Seagram Building on Park Avenue. The news comes alongside several other recent lease signings and expansions at the RFR Realty building, which now boasts an exciting 34,000-square-foot amenity space known as the “Seagram Playground” featuring sport courts, a rock climbing wall and a town hall for large events.

Congrats to all involved, and shout out to RFR’s AJ Camhi and Paul Milunec and Newmark’s Andrew Sachs and Ben Shapiro for handling the deal.

We have been proud to celebrate by elevating the voices of REBNY members to reflect on the contributions of the AAPI community, the progress made toward a more inclusive future and the work that still must be done to get there.

The latest in sees Macquarie Group bringing its New York regional headquarters to Brookfield Properties’ 660 Fifth Avenue in Midtown. The global financial services firm will take more than 220,000 sq ft over six floors, along with a private lobby, top-of-building signage and 30,000 sq ft of private outdoor terraces.

When Helen Hwang of Meridian Capital Group first immigrated to America with her family as a teenager, she recalled that their first inclination was “to assimilate, to blend in.”

The latest stop on the journey for our 2022 REBNY Fellows was this week’s Issue Day, where they learned from senior leaders at the forefront of building a more diverse and equitable real estate industry.

Our first panel discussion, which focused on defining inclusivity and approaches to creating more inclusive spaces throughout the industry, featured moderator Jacqui Williams of 99 Solutions and panelists Elizabeth Ann Stribling-Kivlan of Compass, Nadir Settles of Nuveen, a TIAA company, and Pierre Downing of Monadnock Development LLC.

We then heard from Baaba K Halm of Enterprise Community Partners for an insightful presentation that continued to explore the challenges and opportunities ahead with regard to diversity, equity and inclusion.

And our second panel capped the day with a discussion of strategies for increasing opportunities for MWBEs, featuring moderator Francilia Wilkins Rahim, MBA of RFWilkins Consultants and panelists Jodi Pulice of JRT Realty Group, Inc., Ibrahima S. SOUARE, MPA of Local Initiatives Support Corporation (LISC) and Darrien M. Pinkman of Tishman Speyer.
