Luxury Market Report (8/19 - 8/25)
Eighteen contracts were signed last week in Manhattan at $4 million and above, two fewer than the previous week. Condos outsold co-ops, 10-6, with 2 townhouses in the mix.
🚨 Stat Geek Alert! The last four weeks of signed contracts have outperformed the same period last summer, 73 vs 60 in 2023, a total on track for the third best August in the last decade.

Thanksgiving is a time of giving and gathering with families and friends where traditions are honored. One of the most beloved traditions is watching the Macy’s Thanksgiving Parade. The balloon characters float down Central Park West to wend its way to Macy’s at Herald Square.
One of our family traditions was going to the Natural History Museum the day before Thanksgiving to watch the assembled balloons inflate and come to life before our eyes!
Here are some facts about the parade, curated by Scholastic!
✅This is the 97th year of the Macy’s Parade which started in 1924.
✅In 1929, helium was first used to fill the balloons. As a grand finale, the balloons were released at the end of the parade.
✅650 pounds of scrap rubber were donated to the government for use in World War II when Macy’s suspended the parade for three years due to rubber and helium shortages.

June 12-18, 2023
31 Contracts Signed
31 contracts were signed last week in Manhattan's $4M+ luxury market, the same total as the previous week. Condos outsold co-ops 19 to 10, with 2 townhouses in the mix.
Last week's No. 1 contract was 8401 at 35 Hudson Yards, asking $13.85M, reduced from $27.25M when it was listed back in 2019. The 4,621 square foot sponsor unit has 5 bedrooms and 5.5 bathrooms. The home features tall ceilings and spectacular views of the Hudson River, bridges, and the city. Building amenities include a doorman, fitness center, yoga studio, golf simulator, screening room, dining room, and a residents’ lounge with a terrace.
The No. 2 contract last week was a 5-story brownstone at 141 East 18th Street, asking $11.7M. Listed at the beginning of May, the 14.75-foot-wide house was purchased for $5.8M in 2015 and then completely reimagined by architect Steven Harris. The 3,192 square foot space has four bedrooms, four full bathrooms, and one partial bathroom. The space also features a charming private garden.

31 Contracts Signed
31 contracts were signed in Manhattan's $4M+ luxury market last week, one fewer than the previous week. Condos outsold co-ops 20 to 9, with one condop as well as one townhouse in the mix.
Last week's No. 1 contract was 84E at 217 West 57th Street, a 54th floor sponsor unit asking $34.264M. A 4,251 square foot apartment with 4 bedrooms and 4.5 bathrooms, the home features sweeping views of Central Park from the living room, dining room, and eat-in kitchen. One of 179 units in the luxurious, 98-story Central Park Tower, the new owner can boast that they live in the world's tallest residential building! Building amenities include indoor and outdoor pools, a fitness center, a children’s playroom, and a club room with a ballroom, bar, dining facilities, and a cigar lounge. The building and its developer, Gary Barnett of Extell, are prominently featured in an upcoming book from Katherine Clarke of The Wall Street Journal. "Billionaires’ Row: Tycoons, High rollers, and the Epic Race to Build the World’s Most Exclusive Skyscrapers" comes out tomorrow!
Last week's No. 2 contract was Penthouse A at 378 West End Avenue, asking $25M. A 6,169 square foot triplex condo with 5 bedrooms, 5 bathrooms, and 2 powder rooms, the home also has plenty of private outdoor space. Small terraces off the living room, library, and kitchen, plus a large rooftop terrace, totaling 1,326 square feet. Building amenities include a doorman, fitness center, 75-foot saline lap pool, regulation squash court, half-court basketball court, children’s playroom, music room, pet-grooming facility, storage, and garage.

Last week 32 contracts were signed in Manhattan's $4M+ luxury market, the same number of contracts as the previous week. Condos outsold co-ops 21 to 11. This was the largest number of co-op sales since late April 2022, when 13 co-op contracts were signed.
The No. 1 contract last week was Penthouse 35A at 500 West 18th Street, asking $30M. The building started marketing in 2018, asking $34M for the 5,783 square foot, 5-bed, 5.5-bath home. Spacious and grand like all the residences at One Highline, the Penthouse's 48'x28' great room opens onto a 322 square foot private loggia. Building amenities include a fitness center, 75-foot lap pool, spa-treatment rooms, a golf simulator, children's playroom, private dining, a games lounge, and a garage.
Last week's No. 2 contract was 10/11C at 740 Park Avenue, asking $23.75M, reduced from last August's $26M listing price. A 4-bed duplex co-op with 5.5 bathrooms, the home gets great light thanks to tall, 11.5-foot ceilings. The 20’ x 36’ living room and library both feature fireplaces. Records show the seller paid just over $7 million for the unit in 1995. Amenities include a doorman, gym, and storage.
