There are times to DIY (do it yourself), and there are times to call in an expert. Can you buy a home without an agent? Of course you can, just as you can sell a home without an agent. But those decisions can cost you time, energy, and—most of all—money!

Using a licensed real estate agent has more than one benefit, and over the next few weeks we’ll be sharing them with you. But quite possibly the most important reason to use a real estate agent is the legal complexity of buying a home.

Their know-how on protocols, forms, costs, and fees cannot be overstated. A real estate agent isn’t a lawyer, but their job requires them to be experts in all official documents related to the homebuying process. This includes appraisals, inspections, repairs, disclosures, and buying and selling contracts.

“How long is my pre-approval letter good for?”

This is a great question and especially important in today’s market. A mortgage pre-approval letter is a written statement from a lender verifying that they’ve done an initial review of the information you’ve provided (credit, income, and asset documentation) and have determined that you would be able to purchase a home for a certain dollar amount.

But how long is this letter good for? If you’re buying a home, it’s good for 60 days. Once you’ve reached the 60 days, your income, asset documentation, and credit report will need to be updated.

There are many factors that determine the home loan amount and purchase price that you can afford. For qualification purposes, lenders look at income, debt, assets, as well as credit. There are different loan programs that offer various terms and rates, and some require lower down payments than others and offer more flexibility in both credit and income.
