The answer is - it is not always straight forward?
If renting in the future is important to you, then a Co-op may not be the right investment for you as sublet policies and fees to do so are not that flexible.
For the most part, Coops have different sublet policies for each Coop as it all depends on the Coop Board.
Many coops will have sublet policies that you can lives for 2 or 3 years then rent it out for a certain amount of time such as 2 or 3 years then there is board approval and there are fees to the owner/shareholder as well as renter and board approval and a board package.
Please take note when buying a Coop of these policies . We cannot predict the future and what comes to us in our life, but we should know what we are buying into.

The answer is ABSOLUTELY!

When you have your biggest asset at stake you want to make sure that you are making the right investment decision and purchasing into a building with good financials and that there are "NO RED FLAGS".

What does an attorney do when you are buying a coop or condo ?

1๏ธโƒฃ Review Financials of building
2๏ธโƒฃ Review board minutes to make sure that there are no upcoming assessments or problems in the building.
3๏ธโƒฃ Review contract with seller's attorney and with buyer
4๏ธโƒฃ Review all closing documents and liaise with bank, title company and attend closing.

As for sellers your attorney will review the contract and will be at closing and if there are any additional issues the attorney will address before closing.

Why should you buy a Coop over a Condo in NYC?

There has been much discussion about coops and the benefits of buying over condos .

they are certainly a less expensive option to condos and 80 percent of the product in NYC. The maintenance is lower and there are no taxes to be paid . The taxes are included in the maintenance and every coop has a certain percentage of the maintenance that you can deduct on your taxes.

2. ๐“’๐“ต๐“ธ๐“ผ๐“ฒ๐“ท๐“ฐ ๐“’๐“ธ๐“ผ๐“ฝ๐“ผ - They are less than condos as it is not real property so no mortgage recording tax and no title insurance .

3. ๐“’๐“ธ๐“ถ๐“ถ๐“พ๐“ท๐“ฒ๐“ฝ๐”‚ - when you own in a coop you are called a shareholder as opposed to a condo being real property. The community can consist of board members and you as a shareholder can vote on things being done in the building , salaries, assessments or any work that needs to be done. It is nice to have voice or a say in this process.

Our Story

A lifelong New Yorker who combines an elite business background with a unique ability to establish dynamic personal connections, Heather Cooperโ€™s diverse set of skills makes her an extraordinary fit for the real estate industry.

Heatherโ€™s decade-plus background in sales, marketing, and business development includes extensive experience in the financial services sector, where she has worked with retail brokers, large international brokerage firms, and other high net-worth clients. In each of these capacities, Heather has earned a reputation as an innate leader with the business savvy and high-level negotiation skills needed to ensure success for her clients in every transaction. She approaches real estate from a forward-thinking perspective, listening closely to each clientโ€™s individual needs, anticipating the best way to fulfill them, and putting in the hard work necessary to deliver top-level results every time.

A natural-born broker, โ€œI love working with people to help them identify exactly what they need,โ€ says Heather. โ€œIn financial services I matched companies with investors. In my own life Iโ€™m the one who friends rely on to organize dinners and celebrations. Now, I am charged with putting people together with the home of their dreams, or matching buyers and sellers, and thereโ€™s nothing I enjoy more.โ€

Heather is known among buyers, sellers, and landlords alike for her personable nature, enthusiasm, and the ease with which she makes individual connections. A born leader with an unmatched work ethic, she is always willing to go above and beyond to ensure her clients have every possible option available to them. She views a wide range of apartments on a daily basis, and does the due diligence necessary to make sure she is always in tune with whatโ€™s happening in the industry on a macro level, as well as inventory specifics on marquee properties throughout New York City.

A resident of the Upper East Side, Heather received her Bachelor of Arts from Baruch College (as well as a paralegal certificate), and an Associate of Arts degree from SUNY Cobleskill. When not mastering New York City real estate, she is equally passionate about yoga, traveling, the beach and volunteeringโ€”she is a New York Junior League member and an active participant with Covenant House and New York Cares. Breast cancer is a cause that is especially near and dear to her heart; she raised $6,500 for the Avon Walk for Breast Cancer in 2012, and plans to surpass that total this year.
