The answer is - it is not always straight forward?
If renting in the future is important to you, then a Co-op may not be the right investment for you as sublet policies and fees to do so are not that flexible.
For the most part, Coops have different sublet policies for each Coop as it all depends on the Coop Board.
Many coops will have sublet policies that you can lives for 2 or 3 years then rent it out for a certain amount of time such as 2 or 3 years then there is board approval and there are fees to the owner/shareholder as well as renter and board approval and a board package.
Please take note when buying a Coop of these policies . We cannot predict the future and what comes to us in our life, but we should know what we are buying into.

Why should you buy a Coop over a Condo in NYC?
There has been much discussion about coops and the benefits of buying over condos .
1. ๐๐ฏ๐ฏ๐ธ๐ป๐ญ๐ช๐ซ๐ฒ๐ต๐ฒ๐ฝ๐ ๐ธ๐ฏ ๐๐ธ๐ธ๐น๐ผ
they are certainly a less expensive option to condos and 80 percent of the product in NYC. The maintenance is lower and there are no taxes to be paid . The taxes are included in the maintenance and every coop has a certain percentage of the maintenance that you can deduct on your taxes.
2. ๐๐ต๐ธ๐ผ๐ฒ๐ท๐ฐ ๐๐ธ๐ผ๐ฝ๐ผ - They are less than condos as it is not real property so no mortgage recording tax and no title insurance .
3. ๐๐ธ๐ถ๐ถ๐พ๐ท๐ฒ๐ฝ๐ - when you own in a coop you are called a shareholder as opposed to a condo being real property. The community can consist of board members and you as a shareholder can vote on things being done in the building , salaries, assessments or any work that needs to be done. It is nice to have voice or a say in this process.
