My best girl is five ✨
Today she got a “yes” day, and I really was nervous on the antics this girl was going to put us through, but turns out, knowing I had to say “yes” to whatever she wanted (after I drew a boundary as Disney world) - she chose to pick her brother up early from camp, pick some things out for him at TJ Max (😂), go for a bike ride “as a family”, eat cheese pizza, and watch the Barbie movie.
The perfect day with the perfect girl, who just really loves her people ❤️

We talk a lot about the fun chapters and moments in our lives that allow us to sell our homes (babies, marriages, job opportunities!). But sometimes, the reasons for selling a home can be for not so fun reasons.
Nancy reached out to me at the beginning of the year thanks to a referral from a good friend. Her sister had recently passed away and she needed to sell her home while coordinating that sale from Chicago. The process was emotional and tough, and the last thing I wanted Nancy to worry about was the intricacies and stresses of selling.
I coordinated the estate sale company, cleaners, and contractors to get the house ready for market. We went to market $35,000 higher than another realtor valued the company, and still managed to sell it another $15,000 higher than that.
But more so, the words she provided (swipe right) was the most important outcome to me. She was able to close the chapter on her sisters house in a positive, successful, and bittersweet way.

2022 is gearing up to be another busy year and I truthfully don’t know what I did to deserve the clients and people I get to meet and become friends with on a daily basis.

Yesterday was the electrical walk through day on my clients new semi-custom home. With the market being so competitive for buyers right now, many are contemplating new construction if they’re able to make the timeline work.
I have represented numerous clients on new construction and highly encourage you to partner with a realtor during this process. This specific client has an incredible team of professionals assisting her dream home, including builder, construction manager, interior designer, and realtor. We all wear different hats and play different roles in this process. The new construction route can be overwhelming, and there’s a few options you can consider when building:
1. Custom Builder: This option will likely be the most expensive but also most the tailored to you. You’ll be able to design a completely custom floor plan on either your own lot or a lot they already own. You can completely customize the finishes in terms of products, light fixtures, flooring, etc. You’re working directly with the builder versus a sales consultant. They sometimes have their own financing as well directly through builder or they can work with your lender on construction draws.
2. Big Box Builder: these are the main builders you’ll see who generally build subdivisions. They have model homes to tour, sales consultants, and are the easiest to navigate. They build only on their lots, with a select few floor plans to choose from. Their finishes are limited and more cookie cutter. Their build time will be quicker than a custom home.
3. Semi - Custom: There are a few semi custom builders in metro detroit that buy lots in subdivisions but will also build on your lot as well. They have select floor plans but can tweak them a bit to fit your needs. They have selections, but will also allow you to bring in your own lighting, tile, etc. They have a team of staff like sales agent, interior designer, architect, etc available to you. They are generally managing a lot of projects like big box builders so things can slip through the cracks with custom requests.
All three options have pros and cons and they aren’t a one size fits all for each buyer!
Listed on Friday, open house Sunday, double digit offers to review and one lucky buyer will be calling this home next month! So happy for my sellers on some incredible terms and they also get to stay until end of May for free. Badda bing badda boom, indeed!
Once upon a time shortly after I started real estate, I got a direct message on Instagram from someone who had questions about selling their house. That DM was four years ago.
Throughout the years, we kept in touch. They had a baby, and trusted their gut on not rushing the process and waiting until they were ready.

Quick Monthly Minute Update!
Average sale price is up this month (it dropped in November) which proves exactly what I’m seeing with my clients this past month. Inventory is way down (300 homes less than November) which means bidding wars are a “norm” for houses priced appropriately and in good condition.
Average days on market jumped up (2 days) slightly, which is a common thing we see in the winter months.
I predict January will show higher average sale price, less houses on market, and less days on market.
Why not squeeze one more listing into 2021, especially when it’s this sweet!

One of the most common questions I get asked is "How do I sell my home and buy a new one at the same time?"
This was the question that the Walters family asked during our initial consultation. We strategized a few ways to navigate the buy AND sell, got them pre approved quickly, and out home shopping right away. The closings on the home they purchased and home they sold were 11 days apart, which gave them time to move slowly and get their kids acclimated to their new place!
They didn't have to pay two mortgage payments, and didn't have to stay with family or a temporary living situation while they waited to get keys. It was smooth sailing, just how I like it!

1601 Hampton in Grosse Pointe Woods just went pending today and I am so happy for my sellers. This was an exciting listing as these were my first EVER clients when I got my real estate license in 2018. They trusted me then to help them purchase the home and trusted me again now to help them sell it.
After four years in real estate, I am so excited to have my first repeat client (and also so happy that all of my buyers have been enjoying their homes so much they haven't needed to sell!).
My clients bought this home in 2018 due to the location, floor plan, and price! They remodeled basically every inch (check out these before and after photos!) and that work definitely paid off!
Quick Minute Monthly Market Update!
Average sale price, number of homes sold and number of new listings are all slightly down (again) from last month, which is a seasonal trend of the real estate market here in Michigan.
Average days on market is slightly up from 21 days to 25 this year, however, that's still a very low average given the lack of inventory on the market currently.
I will be curious to see December's stats as my personal experience with my sellers and buyers at the moment is showing a very hot and aggressive market this month, with bidding wars still being a common occurrence. The market right does have pockets (or micro markets) where a cool off is more prevalent than others.

Jae and I met at our listing appointment several months ago, and a few weeks later, he was on a plane to California. Average sale price, number of homes sold, and number of new listings are all slightly down from last month, and days on market is just one day higher with a 21 day average time on market.
It’s a bit of a cool off from the month prior, but this trend is common and is standard seasonality of the real estate market here in metro Detroit.
We’re inching ever so slightly to a little bit more favorable market for buyers from where we were this past Spring and Summer.
