This property was smooth sailing. We just purposely delayed this deal because we didnโt want to put it on the market at the end of December and wanted to wait until January to put it on the market. So, we did and BAM, an over asking offer by the second day and other offers as backup. I love Orlando lol! We were able to get this one done for the owner in a timely fashion thanks to the team.
We knew this one was going to be a good one just because itโs in a prime city so there are so many eyes on the property the moment it goes live. The buyer ended up requesting some repairs and we had to get them done before closing for the appraisal buddy. However, on the day of closing the buyer complained about the garage door not working and a couple of other items, however, the buyer already knew! Thank you to the agentโs team, they were able to calm the buyer down and negotiate down to no costs for extra repairs and they just bought the buyer a lock from Home Depot. ๐ฅ

Weโve done multiple seller financing and sub to deals but this ended up being the first seller financing coupled with a wrap that weโve done. The seller and buyer ended up being very happy and are pretty much a team moving forward for the next year as the buyer is now going to renovate the property and refinance before their 1 year balloon runs out.
The condition of this property is a looong story but to say the least, there were dead rats hidden in the property with also a couple of live ones roaming around, AND unfortunately for many other past buyers the rats decided to come out the moment they went it so it was a hard sale to our buyers, but we got it DONE!

Another crazy property that the seller thought it was in good condition but after we sent our local boots on the ground to the property, the property is so FAR away from that. When it rains, a stream of water goes through the basement of the property! The flooring was soft in multiple places, there was missing drywall everywhere, mold growing, and best of all there was a very strong smell of... ๐! The tenant even asked if my boots on the ground wanted any lol!
The good thing is that if numbers make sense it doesnโt matter what condition itโs in. After we got the pictures and sent them out to our buyers, we got 4 offers within the first 3 days and 3 of them were above asking. One of them was $20k above our asking price but we didnโt want to go with that buyer because they seemed flaky and we donโt want to deal with that if there are already red flags ๐

Sometimes itโs the deals that I think will end up being very hard to sell that are the fastest ones to sell, not sure how that works...
The seller ended up happy at the end even though she almost tried to back out due to someone else offering them almost 5x more than us but itโs because the other party didnโt know that the house was easily a tear-down
We also thought the house could just be renovated but we were wrong after my boots on the ground went to see it in person
The house was inhabitable, mold growing everywhere, and honestly, I told my boots on the ground to just not worry about going back again after the initial pictures lol
