Here is the August market update! It compares the August 2023 market stats to the stats from August 2022.

While rates are higher than they have been for a while, our inventory is still incredibly low. For that reason, sales prices are still increasing, although at a much lower rate than years past. Houses priced correctly that show well, in sought after locations are still selling quickly, often times with multiple offers. High price point homes are taking longer to sell than those under $500K.

They closed on their first home today and their 3rd offer was the “one”! Third time was definitely a charm for them. They fell in love with the house and neighborhood the moment we walked in the door. But they were discouraged and felt it wasn’t likely they could win in a bidding war. They chose to offer on a different one we saw the same day, that was the “safer” bet. (Truly it was shocking them liked 2 the same day because we saw some doozies 😂). When that one didn’t work out, they decided to give it their best shot at this one and the rest is history! What’s meant to be will be!

They’ve had a BIG month with an ENGAGEMENT and becoming HOMEOWNERS. They are the sweetest, most adorable couple and I wish them a lifetime of memories overflowing with happiness!

Friday was closing day on this townhome! This one had multiple offers and sold for $21,000 over list price. This was an emotional one with the owner passing away unexpectedly earlier this year, leaving her family heartbroken and in shock. The sellers were dream sellers that worked hard to get it market ready and truly worked for a win - win when things got a bit complicated a couple weeks before closing. This home was a part of so many family memories and I know the new owners will fill it with so many more new wonderful memories. Thanks to Christy Cothren at Continental Title for all your help!
