The total market value has reached approximately $54.68 billion, adding $5.24 billion to the 2024 property tax roll.

Residential property values have skyrocketed to $48.77 billion, reflecting the continued demand for luxurious living.

Trophy Sales are booming as wealthy buyers hedge against inflation.

Palm Beach Island saw a second quarter record-breaking Tarpon Island home sale for $151m - the second-highest price sale in the USA. Second to a recent $210m oceanfront home sale in Malibu, California. Over half of all Palm Beach Q2 transactions were over $10m, and 15% were over $50m. I see investors from all over the world buying Palm Beach Real Estate.

My market report data does not include the $151m outlier sale.
However, there will be other $100m plus closings in the third quarter. $100m plus transactions are becoming more commonplace here. Thus, our average price point continues to rise, and median price points of single-family homes are settling - now at $10,850,000 down 5% from Q2 last year, however, still double pre-pandemic prices. Inventory is low, and quality move-in-ready homes are still hard to find. Thus, folks are driven over the bridge to shop up and down the coast for a home.

June Numbers Are In!

Compared to this month last year, the number of non waterfront single family home sales on the Island of Palm Beach increased 50% from 4 to 6 transactions while the average number of days on the market increased significantly by almost 99% from 101 to 200 days. The average lot price for waterfront properties on the Island increased 88% to just over $1,900 sqft for the two sales this month.

In Coastal West Palm Beach, the number of home sales over $1M decreased slightly from 16 transactions to 14 transactions year over year, and the average sales price increased 25% to just over $2,200,000. The average number of days on the market decreased from 159 days to 126 days.

May Numbers Are In!

Compared to this month last year, the number of non waterfront transactions on the Island of Palm Beach was down from 13 to only 3 single family home sales, while the average median price remained just below $11,000,000.

Waterfront sales on the Island, increased +55% to an average sales price of $50,000,000 without taking into consideration the outlier sale of 10 Tarpon Isle at $152,000,000.

Costal West Palm Beach single family home sales over $1,000,000 increased in median and average price dramatically at +119% and +72% for the same number of transactions year over year.
