The Tampa Bay area real estate market is predicted to be #1 in the U.S. for 2022. Properties are expected to appreciate 10-20% this year! Due to the low current inventory of available properties in the area expect intense competition from other buyers who will be also be making offers.
Here are some recommendations to consider to improve your odds of winning against competing bids: 1. Upon finding a property you like, move very quickly to make your offer 2. make your offer above the list price. 3. Shorten the inspection period to 5 days or less. 4. Remove the appraisal contingency. Know this though, If the property doesn't appraise for the contract price the buyer must pay the difference at closing.
5. Pay cash if possible 6. Be prepared to present proof of funds or a pre-approval letter from a lender with your offer.

Tampa ranks 2nd across nation for rent price increases in 2021 December marked the sixth month in a row that saw rent prices rising by double-digits for homes and the epicenter of the largest increases was the Sunshine State.
Depending on the type of sales contract and negotiated terms it could be up to a seller to pay the all or a part cost of needed repairs uncovered by a home inspection.
The Florida FAR/BAR AS IS Contract allows a buyer an agreed upon inspection period. If needed repairs are found the buyer may submit a contract addendum requesting the seller make those repairs. The seller has several options. 1. Make the repairs before closing, 2. Refuse to make the repairs, 3. Pay for repairs but only up to a negotiated, agreed upon amount, 4. Give the buyer a credit at closing.
If the seller refuses to make repairs, the Buyer may cancel the contract or proceed with the purchase.
At a minimum a home must pass a 4 Point inspection in order for a buyer to obtain insurance and final loan approval if financing the purchase. The 4 points are the Electrical, Plumbing, HVAC and Roof.
Buying or selling a home can be very complicated and a Buyer or Seller should rely on an experienced real agent to represent their interests.
