Been working from BlankSpaces Pasadena off-and-on the past month or so. Nice vibe and feel. The sound of people chatting and working have replaced the hollow echoes of the former EpicSpaces. Nice work Jerome and BlankSpaces.

Jerome Chang, friend and experienced owner/operator of the BlankSpaces COWork locations (Santa Monica, DTLA, Mid-Wilshire) is now operating a space in Pasadena. Jerome is bringing his proven CoWork experience and understanding of the market, architectural space configuration, and location to the space once occupied by Epic Spaces in the historic Pasadena Playhouse District. I just met with Jerome yesterday to talk about his vision and it hasn't wavered. Optimizing space in a way that makes sense for the CoWork demographic, in a way that's sensitive to the local needs. Been out of sight for a bit, but things are starting to heat up and will have some meaningful new posts in the near future. Met with and checked CoWork space from DC to Oregon to Vancouver to Hawaii. The reality is that nothing dramatically new or innovative has been evolving, but that can be a good thing too. The normalizing of the CoWork business model.

Not new news to those familiar with cowork, but it's been around long enough to now warrant some innovation. Like any work space, coworking is a compromise with more advantages than disadvantages. Either way, coworking is no longer in its freshman year. Let's see and be a part of the next stage for Pasadena.

Spacecraft CoWork update. Met with Steve A., Spacecraft's Community Manager. In a nutshell, the place is great if you specifically don't want the WeWork or CrossCampus vibe. It feels like a peaceful library, except you can have conversations without someone throwing a pencil at you. Quiet, air conditioned, good parking. Their strength? No hyper-driven start-up sizzle with loud conversations about equity and funding to either make you feel bad that you aren't them, or feel sickened and silently swear to never be like them. It's a clean, well run facility where you can actually get some work done. Founders Henry, Kevin and Emerick seem to have the recipe right. Don't try to be a WeWork when you aren't or don't want to be. Fill the missing gap.

One last note, I can usually get the best view of a cowork operation by chatting with a customer. Which I did. Lili H. She was kind enough to chat with me just as she was digging in with some work. Very sharp, focused, clearly hardworking, and extremely down-to-earth friendly. Reason enough. Check Spacecraft out if you want to avoid a selfie vibe. They're in the Parson's corridor development zone on the NE corner of Fair Oaks and Walnut.

SpaceCraft CoWork in Pasadena replied and I'll visit to report next week. Courteous. Professional. Slow start, but good. I see a few properties that are ripe for CoWork in East Pasadena. They need it over there.

Regus CoWork Pasadena. Two, count them, two locations in Pasadena. For those who have never heard of the parent company Regus, they were born in Brussels, Belgium in 1989 and are now touted as the world's largest supplier of flexible workspace. Of course, the term "flexible workspace" wasn't coined when they were born, but every building owner is flexible when they have empty space. They are huge so there's no start-up mojo in their core. 3,000 business centers, almost 900 cities spanning 120 countries, and their spaces feel like it. No offense intended. Dated, conservative design and trimming, clean with good on-site staff, expect the expected, and read the fine print. Is it flexible enough to wander from location to location with the same contract? No. Will the company exist longer than your contract (and possibly dirt)? Yes. Significantly. Regus CoWork spaces fills a gap and proves that there's a CoWork space for every demographic, including those who shun trends. Pic on top is Century Square 155 N. CoWork is a sign of the times in more ways than independent contractors or small businesses needing flexible space. There has been a sustained trend of big companies downsizing their operations, consolidating staff, and/or moving offshore. A result is that big office buildings are losing companies who are not renewing long term leases and if they stay, they're requesting huge contingencies as they downsize. This provides one explanation for the growing number of bigger buildings who suddenly offer CoWork operations or CoWork Operators making deals to help them fill the financial gap. Unfortunately for CoWork customers, those office spaces usually lack the ability to create a compelling brand or designing a cooperative space. They tend to look, feel, and smell like old office buildings with some walls removed and furniture rearranged. This might ultimately dilute the brand of CoWork, and/or elevate the brand for the CoWork operations that started with CoWork in mind.

Flexible Space + Pasadena + Pie 'n Burger. For those who happen to stumble on this page, it's at the root of why we're interested in co-work spaces. In a recent meet with an owner of a co-work operation in the UK, it's clear that startups in any country need space that can be expanded and contracted as the needs and financial stresses fluctuate. The UK is no stranger to the shortage of space and the resulting economics of unaffordable office leases. Sharing space is one of the few solutions that enable liabilities and needs to be spread among many. Basically, flexing into more space while other co-workers need to shrink, ultimately helping each to survive and thrive. Nothing's perfect, but it's a step in the right direction for helping people who would otherwise remain isolated and carry the burden without options, including the co-work operator who would otherwise need to pay for unused square feet. But why would a CoWork operator in the UK be interested in Pasadena? Pie 'n Burger? (pic from Yelper Ayumi S.)

Downtown LA | Cross Campus 04/15/2016

Received note from Cross Campus about their new downtown LA space. 12 Gold Line/Red Line Metro stops from Pasadena. The space is yet another iteration of the Cross Campus formula, upping their game with accommodations. Showers and Rejuvenation room? Wow. I spoke with them about the space and all of the amenities are included with any level of membership, from basic PT shared space to offices. Parking, of course is separate, but if you're using that space, then why would you have your car? Located in the financial district, the space is near Whole Foods and other great resources for organic and caloric supplies. Why work from home where your "rejuvenation room" is a TV singing siren songs from a locked and loaded NetFlix account. Stay productive and social. CoWork lets you retain sanity while being productive.

In the article I posted below, the Los Angeles Times described the co-living movement. Frankly, when one works freelance, with a majority of hours clocked at home, the future will likely create co-live/work spaces. No doubt, variations of this are already in place and it may end up being yet another version of home ownership as the urban living movement continues. Sure, numerous kinks would need to be worked out, many of them legal, but the demand is already there. Co-op owned live/work is a smart option for some. Have equity in your living and work space, while creating and owning a piece of a co-work operation.

As many recognize, the co-work concept isn't a new idea, just new packaging and blending of ecosystems. In Pasadena, the 80's had a number of shared resource office spaces, one in the Pasadena Commons. That's the open to the heavens semi-enclosed outdoor space anchored by William Sonoma, Smitty's and Lemonade on the west, and Green St Cafe/Shoppers Ln to the east. It's the space with the red UK phone booth whose authenticity is secured with the blended smell of fresh red paint and p*e (any Londoner will back me on that). The shared offices had centralized reception, shared meeting room, and an "open" cubicled floor plan. Basically, landlords trying to convert square footage into $ and more foot traffic. Anyone else remember something similar in Pasadena? There were many.

OK. Not necessarily Pasadena, but I've been visiting the Village Workspaces cowork location at Olympic and Bundy. Very cool spaces and this location fits the niche for those who want more private office areas. Soundproofing is better than average in the glass "closed door" offices, and the views are crazy beautiful...all the way to the ocean (which isn't very far from the space). Downside is parking and public transit (specifically train). Parking in the lot below is $15 and street parking is $2 for 2 hours, but make sure you set a timer for an 1.75 hours and move your car because the parking ninjas are swarming.

Haven't been to EpicSpaces this week but they're giving free day passes. Maybe see you there. When it's ready, I'll update you on another space in the works. I visited a Cowork space-to-be in New York. Cool concepts but the vibe wouldn't fit Pasadena. I'll update pix when they release them to me.

Coffee meetup at the new Epic Spaces was like a symbolic starting gate at Santa Anita race track for co-work in Pasadena. Blankspaces will be within a few blocks...and some new hybrid models are lurking. By the number and calibre of people who attended, there's coinage in the veins.

OK. Alibaba, for example. I'm an ancient grade school friend of the lead with the Playhouse Plaza development. He walked me through the building month or 2 ago - still closed to public although their underground parking is open and awesome. News has trickled about Alibaba, but its finally getting more public. Also the Cowork group EpicSpaces moving into that same building on the south end ground floor. And that ain't all....
