This is a frequently asked question.

The honest answer is: whenever you’re ready + find the right home for you! I know, I know, it’s probably not the answer you wanted to hear.

But here’s the thing:

Many will probably tell you that spring + summer is the best time. While statistically there is more inventory on the market in the spring, the downside is that there are also more buyers in the spring/summer, which creates more competition/demand for available homes.

Some will tell you that fall/winter in the best time. While there are less buyers during the holiday season, there are also less available homes on the market to choose from.

In the winter time, after the holidays have passed, inventory is still statistically pretty low because sellers anticipate a higher number of buyers in the spring, so they wait until springtime to list their homes for sale.

And it’s just an ongoing cycle.

Plus, just like the stock market, you can’t time the real estate market and/or interest rates. When interest rates are decreasing, don’t wait until they are at their lowest before buying a home. By the time you notice rates are at their lowest, they start increasing again + you missed them at their lowest point. And if you are in a period of high interest rates, waiting for them to decrease could cause you to miss out on a home that could’ve been the perfect one + at a lower price due to less demand during periods of high rates!

At the end of the day, as a buyer, the best thing you can do is be prepared to buy a home whenever the right one catches your eye and feels right when you are touring it! And don’t focus too much on which one benefits you financially as long as you buy + hold a home (like a share of stock) for an extensive period of time, which almost guarantees you will be profiting from the purchase no matter what.

Don’t be worried! When applying for a mortgage, lenders look at your debt-to-income ratio. They take your total monthly bills for any student loans, credit cards, + other debt/loans. Then, they divide that monthly debt number by your total monthly income. As long as your debt-to-income (DTI) ratio is under 40% (43% at it’s worst), you should have nothing to worry about! Don’t let your debt stop you from exploring your home buying options!

5 REAL ESTATE FACTS YOU NEED TO KNOW

1. HOA Dues DO matter. The amount and frequency of the HOA dues in a community could make or break your financing.

2. Real Estate Websites are NOT always accurate. Some real estate websites feed from multiple sources, aren't regularly updated or can be updated by just anyone. Information that you find on the web regarding a specific house may not always be correct depending on how quickly the website updates its listings.

3. Home Value Estimates are NOT always accurate. These online estimates are calculated by a computer and not an experienced realtor/appraiser which leaves out a lot of important factors used to price a home.

4. Seller's pay the commission. Sellers pay the entire real estate commission for the sale of the home, half of the commission goes to the listing agent and half to the buyers agent. This means that if you are buying a home, then it is FREE for you to use a real estate agent.

5. Not all types of properties QUALIFY for financing. Not all financing programs accept all property types and not all sellers accept all types of financing. This is why it's recommended to explore available financing options before searching for a home.

This Rittenhouse mansion, which housed Navy sailors on shore leave while they were in Philadelphia, has been restored to the grandeur it had when Reading Railroad President Joseph Smith lived there (who J.P. Morgan recruited to reorganize the bankrupt Philadelphia & Reading Railroad & its coal-mining subsidiary in 1893). The owners also added some modern elements and features to this house when they updated it. But in updating the house, they paid attention to its classical style and original architectural detail, some of which you see in these photos. They chose lighting, tile, and fixtures that either complimented or channeled the spirit of the originals. And, a few months ago, this historic 8100 sq ft beauty went up for rent for $9,000 per month.

Looking to spruce up your home before you sell? Read below for common staging mistakes that DO NOT help sell your home!

• Old Furniture - Replace or remove outdated or beat up furniture. If you try to mask or hide the furniture with decorative items like pillows or throws, then it actually turns it into an even bigger eyesore.

• Themed Decor - Keep your decor as neutral as possible. Sometimes when the theme is too loud, potential buyers have a hard time being able to imagine themselves living in the home. When the decor is neutral, they can focus on how much they love the house, instead of the decor.

• Decorative Objects - Having too many decorative towels in a kitchen or bathroom or decorative pillows on a sofa or bed doesn't help improve the appearance of your home. Try to minimize the amount of pillows and towels throughout your home and make sure they go with the rest of the decor.

• Faux Plants - A lot of faux plants are not good ways to sell your home. If you insist on greenery, try real floral arrangements or plants tastefully placed throughout the home.

• Empty Boxes - Even though this may seem like a small detail, empty boxes in closets or other places actually hurt the overall aesthetic of your home. Get rid of all your boxes and have as much open space as possible!

• Rugs - If there are too many rugs in the house, this can actually make buyers suspicious about the condition of the floors or foundation. Use a limited amount of rugs, and keep the colors neutral! If they are smelly or dirty, it's best to just remove them completely.
