Can You Really Afford to Keep Renting?
Like many Americans who rent, you may take it for granted that you just can’t afford to purchase your own home. But perhaps it’s time to put pencil to paper and uncover the facts. You may find that you really can’t afford to rent!
Let’s assume you currently pay the national average of $2,500 in rent each month. How could that same amount of money translate into a home loan?
First, factor in the typical cost of homeowner’s insurance ($140 per month) and the average fee for property taxes ($200 per month). That leaves $2,160 for the monthly mortgage payment and private mortgage insurance. By making a five percent downpayment on a loan at 6.7 percent interest, you can afford a home priced at $330,000. If the property appreciates by only 3 percent annually, you’ll have nearly $30,000 in equity at the end of year one. After five years, that equity will grow to more than $88,000. And of course, you can decide to refinance when rates decline.
There are other factors to consider when comparing owning to renting. Rents often increase, while payments on a fixed-rate mortgage remain the same for the life of the loan. Plus, potential tax deductions may give you an even bigger financial boost.
It’s never too early in the year to house-hunt. And it’s never too soon to talk with your mortgage lender about the many loan and downpayment options available.

Anyone looking to adopt a new family member?! This sweet five year old is seeking an active home to take her in!
“She's a 65 lb mutt. 🐶 We rescued her from the humane society when she was 8 wks old - a large litter that came up from California. Although we've never had her DNA tested I'm pretty sure there's some hound in there (she's got the bark) and maybe some greyhound (she's insanely fast).
She thinks she's a cat so she loves to curl up in small places, chairs and pillows preferred but has been trained (sort of) to use her own bed.
She LOVES to run. She does get along with other dogs - we've gone to the dog park lots and she goes to doggy daycare often. But when she can't see them, she barks through the fence. If you didn't know her you'd think she was aggressive but she's totally not.
When she plays with smaller dogs she has a tendency to be a little rough - again, thinks she's a cat. I don't believe she'd ever hurt another dog but it freaks people out because she's big and she's barking and mouthing.
I think she'd be really happy with someone who walks her, takes her to the dog park, hikes with her and throws the ball. All things she loves, all things we just don't have time for right now.”
