The NWMLS is Owned by its member brokers, not the Realtor Associations, as many national MLS's are.
The NWMLS has been proactively pursuing transparency regarding Broker compensation years before the NAR Settlement ever came to fruition.
The NWMLS has opted out of the NAR settlement, in an effort to continue the pursuit of additional transparency regarding compensation, leaving our clients better informed.
WHAT DOES THIS MEAN FOR YOU?
If you are a seller, you get to choose the level of compensation you want to offer to a buyer broker. Your Windermere Broker can help you understand the advantages and disadvantages of whatever your decision may be.
If you are a buyer, when you hire a Broker to represent you, there is open conversation regarding what they charge, how they are paid and how it affects you.
Much of the news you hear is coming from a national level and does not necessarily correlate to how we are doing business here in Washington; in other parts of the country, they are just beginning the journey of broker compensation transparency.
I believe that the NAR Settlement will help the entire Real Estate industry move in a positive direction. We at Windermere Real Estate PSR, Inc. support our local NWMLS and their decision to opt out in an effort to continue to provide even more clarity and options for buyers, sellers and brokers.

As closely observe our real estate market and economy, I'd like to share a couple of forecasting slides with you for the rest of 2023 and 2024 from Matthew Gardner, who has been a National Economist for the last 25 years in the United States and is currently the National Economist for our Windermere Real Estate.
1- First slide shows the projected change in US home sales. Thereโs a significant increase in projected sales and it looks to be comparable to 2022.
2 - Second slide shows the near consensus of where Mortgage Rates are expected to go.
3 - Third slide shows the spread between Bond/Mortgage rates. These two ultimately should overlap. Once the markets stop trying to guess what the Fed will do next, Mortgage rates could come down quickly and significantly.

Some of the last offers we received were only $10-15k lower than my clientโs anticipated bottom line but they chose not to accept it due to changes in their personal life. Itโs sad to pull this house off the market for them to reconsider their options at the moment. I wish nothing but the best for them, they know that Iโm always here to help whenever they need me.
The Consumer Price Index fell again yesterday, pulling mortgage rates down again, and reflecting the cooling of inflation. This is all good news for the near future of our real estate market, as it will continue to force mortgage rates down. So I can guess that the market is going to be great for both buyers/sellers in the spring/summer.
