What types of homes sold in 2023?

I am always curious to know what the market is doing nationally & if it matches what is happening in our market. In this case, it does.

According to the National Association of Realtors profile of home buyers & sellers, this is what sold over the last year:

🔵 Detached Single Family Homes (79% of purchases)
🔵 Previously lived-in homes (87%)
🔵 Typical home purchased had 3 beds / 2 baths

This report also showed that the majority of Buyers paid 100% of asking price, 25% paid over list price.

Most important factors to home buyers:
🔵 Neighborhood was top consideration
🔵 Proximity to family & friends
🔵 Affordability

For us, this property is a WIN! WIN! WIN!
➡️ It cash flows, even at a higher interest rate.
➡️ There is opportunity to increase property value & rents by making capital improvements (aka sweat equity).
➡️ Once interest rates drop, we can refinance into lower payments & our ROI will increase even further.

Now is a great time to buy! 🏡

I believe buyers will be better off purchasing now & refinancing once interest rates drop

VS

waiting for rates to drop and then trying to compete with everyone else to get a home

Why?
➡️ Less competition among other buyers
➡️ More ability to negotiate
➡️ More time to make decisions

If you wait until rates drop, there will be lots of competition, you will need to make fast decisions & will be left with little to no negotiation ability. Just ask any buyer who purchased when rates were below 4%.

Locking in the price of your home now will benefit you in the long run vs paying more when interest rates are lower. Plus, home appreciation in this area generally outperforms other methods of savings so, investing in your home is a win-win!

Why is pricing so important? ⬇️

Your best chance at netting the highest return is when buyers compete for your property! So, the goal is to price your home to attract the most amount of interest.

More interest = better offers

When buyers are interested in a property they know other buyers are interested in, they put their best foot forward - which means better price & terms for seller. Plus, Seller gains the upper hand in negotiations.

Risks of overpricing?
➡️ Low activity
➡️ Low interest level
➡️ Listing gets stale
➡️ Low ball offers
➡️ Buyer has upper hand in negotiations

Don’t set yourself up for failure! Overpriced listings have longer market times & sell for less than they would have if priced appropriately from the start.

Real Estate 101: Fair Market Value

Realtors, Buyers, Sellers & Appraisers all work to ascertain market value but, there is no right answer.

Fair Market Value is the price at which a property will change hands between a willing buyer & seller. So, it is unique to each property & situation. Of course, professional Realtors use their expertise & experience to pin point a range but there isn’t an exact number.

There are several factors that determine market value, most of which we have no control over.

Property condition & presentation are the only factors the seller can influence - which is why they matter so much. How you prepare + present your property will impact your bottom line!

Don't let mortgage rates deter you from your goals & dreams! 🏡

🔵 Do you want to make a move + can afford to buy? My best advice is to MAKE YOUR MOVE!
Get into the market, move up to your dream home, buy that 2nd home! I have seen too many Buyers miss opportunities while waiting on prices and/or interest rates to drop. Instead, those potential buyers have watched both prices & rates increase over the past year. 📈

🔵 The problem with waiting on external factors like price & rates? We have no control over them!
Mortgage rates are unpredictable - even expert forecasters have been wrong over the past year. Plus, if rates do come down, it will not be a better time to buy. A competitive, frenzied market is not fun or ideal for Buyers. Ask anyone who bought over the past 2-3 years.
