Visiting Seattle? If you haven’t done the “tourist” thing in Seattle before, I recommend getting the Seattle City Pass. It gives admission to 5 places including the space needle, aquarium (a few streets below Pike Place Market), and 3 others from their options (Zoo, Harbor Tour, Museum etc). Our attractions are close together so its easy to get between them, and the savings is real. You probably won’t spend more than an hour at each one, so its easy to use all the spots in a weekend trip. I always recommend the Harbor Tour for unique perspective on our city. It’s tempting to find all the “cool hidden gems” but its also really fun to just be a classic tourist in a new city. Can’t beat the selfies from the top of the Needle. 🙂

Reminder to go ahead and be a tourist in your own city this summer! It took me 25 years living in Seattle before I took a Pike Place Market tour. That was a mistake! I had been to the market many times and thought I knew the history, hidden foodie spots etc. but there was a whole other level I was missing out on. The market tours aren’t just for tourists, but if you want to be incognito, go ahead and grab your aunt from Portland to make it look like you’re taking “her” on the tour. Its a fun day!

Does anyone remember the 1960’s the game show “What’s my line?” They used the phrase “Is it bigger than a breadbox?” to help the contestants guess the answer to questions. Today I like to use the same phrase when staging a home to determine whether items should be left out or packed away. If it’s smaller than a breadbox (think figurines, ornaments, candles, plants) they either need to be grouped together so as to look like one object/focal point, or packed away. If you plan to live in your home while it is on the market, we will do a walkthrough ahead of time and create a personalized staging strategy for your space!

Is a mover too expensive? After watching hundreds of people move locally and nationally, I have come to the conclusion that most people should hire a mover. Most of our friends are too old, too busy, or too burnt out to help us move anymore. You can hire a full-service mover who will bring the truck and load all your stuff. This can be expensive, but worth it. A great interim option is to hire “muscle.” There are moving companies where you rent the Uhaul, and the movers show up as the labor. In my experience, they are organized, professional, fast....and about 25% of the cost of a full mover. If you need a recommendation for either, let me know. 🚚

How can a savvy buyer use open houses to their advantage? If you’re early in the buying process (still just thinking about it) open houses are a good way to familiarize yourself with a type of home or neighborhood you might be interested in. Once you get more serious about buying, most of your showings will be with your realtor. While you’re welcome to bring whoever you want when viewing a home with your realtor, we often find buyers are able to better focus on their priorities and have important conversations if it is just the primary buyers. Open houses are a great way to take a second look and bring kids or parents to a home you’re more seriously considering!

Uncertainty in the real estate market isn’t new. Mike and I have about 60 years of real estate experience between the two of us, including helping many families during the Great Recession. A few things have remained true for weathering the storm of market uncertainty in any decade. Here’s what we’ve learned:

🔹Be cautious about decisions made out of panic or fear. If the news media has been in your ear telling you not to buy/sell now - double-check the information with a real estate professional who can give a more specific perspective on your situation.

🔹Make decisions based on what’s best for your family and your space rather than trying to time the market. It’s rare for someone to intentionally buy at the low and sell at the height of the market - typically this is a result of holding onto a property for a very long time rather than timing the market.

🔹Real estate is a long-term investment. If you are buying with the intention of selling in less than 5 years, it’s a toss-up whether you will lose money, make money, or break even.

Champagne is not for everyone, but I would argue it’s for more people than meets the eye. Often friends who tell me they don’t like champagne have only had grocery store prosecco. A great housewarming gift is a bottle of bubbles specifically from the Champagne region. You will need to plan on $40-$60 for a true Champagne from the region (the taste difference is worth it). Today I’m researching a home in Renton for a buyer client and I wanted to share some behind the scenes intel about the process. To determine if the purchase price the seller has listed the home for is fair, I’ll find recently sold properties near the home. The most relevant properties are:
•Within 1-2 Miles of the home, closer the better
•Same style (you can’t compare a split entry to a rambler)
•Similar level of updates
•Within 10 years +/- of the year built
•Similar size within 200-300 Sq Ft
•Sold within the last 6 months

After I finish researching I’ll send the list of relevant properties to the client so we can chat about the market and pricing.

Seattle weather can be moody. 🌧️ When house hunting, one of the comments I often get is “it feels dark in here.” Most often this is because of lack of interior lights, not just outdoor gloom.
Sellers - Make sure you turn on lights before showings, or if the house is vacant, have some lamps on timers. Buyers are very sensitive to the amount of light in a home, so even though it may cost a bit more in a short term lighting bill, it will pay off in overcoming an objection and selling your home.
Buyers - Many homes in our area were not built with enough lighting over head. Having an electrician install more over head lights/ can-style lighting on dimmer switches is an easy fix.
Having warm lighting goes a long way to balance out grey Seattle days.
