Y’all, I have to tell you about this sweet family from Texas I have been working with!

👨‍🌾 This family has always wanted to find a farm here in Kentucky to raise livestock and garden in the summer. They love our beautiful state and have wanted to plant roots here for so long.

😔 Well, after showing them several properties while they were in town a few weeks ago, I could tell they were hoping to find something that fit their needs a little bit better.

🤔 After they left town, we found a few other options that may work for them but they could not come back to Kentucky in time to see the properties with me in person. So, after a few virtual showings, we found the perfect property! 🏡❤️

I am so happy to say that my sweet Texas family is under contract on their new Kentucky home and farm! 🎉

Making an offer on a property sight unseen can be scary but there are three things you can do to protect yourself:

1) Find a great agent who will pull all documents, search through property records, and knows what questions to ask to vet a potential property. If you need an agent like this, I know the perfect guy to help you 😉

2) Have your agent pull all applicable comparable sales in that area to see what the fair market value of the property is. Just because it’s listed at a certain price doesn’t mean it is valued at that price 🔎

3) Make sure to have inspections performed during the due diligence period of your contract. Home and pest inspection are a great start, but in some cases you may want additional inspections to help you make the decision to purchase the property 👨‍🔧

🛏 Every family has a minimum number of bedrooms that would be comfortable now! You may also want to think about how long you plan on staying in this house and if your family may grow during that period. Are you expecting any children? Will you need a bedroom to accommodate a loved relative? Do you need office space for a remote work?

🛁The number of bathrooms in a house depends on the needs of each family. Does everyone take morning showers? Do you prefer a separate half bath for guests?

📐 Just because the house has enough bedrooms for everyone doesn't mean it will have enough square footage! How much furniture do you have for common areas like living and dining rooms? How much storage and closet space do you needs? Do you have pets or home activities that needs extra space to be accommodated?

📍 Even if the house seems perfect, its location may not be! Are you going to be close enough to work for your desired commute time? Is the house in your desired school district for any school age children? What is up with that crazy neighbor's house on the corner?!?! 😝
