“Here’s some info to share.



We are seeing signs that we are already in a recession. The Federal Reserve is increasing the Federal Discount in an attempt to curb inflation, which usually pushes us into a recession.



The good news about a recession is that it pushes the price of gas down (and hopefully other things) and it usually results in lower mortgage interest rates.



First when you hear “The Feds are raising rates”, they are raising the “Federal Discount Rate”. This is the rate the Federal Reserve lends to big banks. This rate is also directly tied to the “Prime Rate”.

The Prime Rate is what affects credit cards, lines of credit, car loans, Home Equity Lines of Credit some student loans. (mortgage rates are tied to the Bond Market, which reacts to the stock market)



If you look at the fine print on your credit card statements, they all explain how they calculate the interest rate on your credit cards. Almost all of them use the “Wall Street Journal Published Prime Rate” as the “index” and add a “margin” (shown as a percentage) to the “index” (prime rate) to come up with the rate they are charging. When the prime rate moves, so will the rate on most of your credit cards.



For a VERY LONG time the “Federal Discount” was a ZERO. The “prime rate” is typically 3.0% above the “Federal Discount”. So the big banks had been borrowing money from the feds basically for free, as the “Federal Discount” was ZERO for so very long. This stimulates spending both by banks, corporations and eventually the consumers.



Right now the Federal Discount is 2.5%, making the prime rate 5.5%.



The Feds have increased their rate three times this year so far and will likely do it another 2-4 times, potentially bringing the Fed Discount to 4.4% by the end of the year (which would make the prime rate 7.4% by the end of the year).



It is rare for the Feds to increase the Fed Discount more than 0.5% at a time, the typical increase is 0.25%, however, this year is not a typical year.



They are increasing the rate to try to combat inflation. When money costs more to borrow, people and corporations start pulling back and not spending, which drives inflation down.



Powell is attempting to not allow the jobs market to be affected, but whenever people and corporations slow or stop spending, the net result is people lose their jobs, which raises unemployment, which turns into a “recession”. And this is a mixed bag, it is great for mortgage interest rates and real estate, but tough on some buyers.



Bottom line, is the market – both stocks and bonds – reacted very well to the news of increasing the rate and we saw some improvements in the mortgage rates.



We’ve already seen some improvement in the interest rates. We were in the 6’s and now we are in the 5’s.



It’s all good news for real estate and mortgage lending.”
