LPAS was thrilled to participate in the recent beam signing of the West Valley College Public Safety & Community Services Building. The design process incorporated collaboration with a Community Advisory Committee assembled by the District which included students, faculty, staff, and residents of the surrounding neighborhood. The process reinforced the District's desire for an inclusive and transparent design and provided the opportunity to rethink what a public safety facility could be.

Otto Construction and LPAS Architecture + Design are thrilled to be working together on our third Collaborative Design-Build project for CSU Stanislaus. Building on our 34-year history of successful Design-Build projects together, Otto + LPAS is assisting CSU Stanislaus in addressing the urgent need for student housing. The new ASH Residence Life Village IV will bring much needed student housing to the Turlock campus. To create a welcoming and inclusive community resembling home, the project will use "pod-style" room groupings to form smaller clusters of students. Each pod will include individual, all-gender bathrooms, ensuring privacy and flexibility to meet diverse needs. Extensive stakeholder outreach is ensuring these strategies reflect the unique character of the Stan State Housing & Residential Life community.

Located on the former brownfield site of the Sherwin-Williams paint factory in Emeryville, The Emery offers a new and vibrant family-friendly community designed around a central park. It features 4 new individual midrise residential buildings, 500 units, integrated parking, and 4 acres of park and open space that is accessible to both residents and the community at large.

As the largest East Bay construction project ranked by the San Francisco Business Times, and the largest project ever processed and approved by the City of Emeryville, the project garnered significant attention from adjacent neighbors and City residents. Because LPAS was the only architect for the entire master planned development, one of the City’s primary concerns was that the architecture of the buildings appear as if designed by multiple firms. LPAS attended many community meetings over the course of two years to ensure that the design responded to the neighbors’ and the City’s concerns. Feedback from the Emeryville community had positive impacts on the project’s massing and mix of uses and ultimately led to overwhelming community support.

Recently completed on the Las Positas College Campus in Livermore, LPAS provided architecture, landscape architecture, and interior design services on the new Academic Support Building. This modern facility spans over 90,000sf and hosts a diverse range of programs and amenities including the Math Learning Center, Tutoring Center, Computer Studies, English Center, maker spaces, open computer labs, general classrooms, over 80 faculty offices, and a variety of spaces for students to gather. This project also included the renovation/expansion of the adjacent library and connection to the new building.

The project’s success was fostered through interactive user group meetings and staff shadowing, all part of a robust programming phase that engaged all stakeholders. This collaborative approach enabled LPAS and project participants to surpass project objectives and collectively shape the design of this innovative structure. The outcome is a hub where students and staff alike can convene, learn and study in enriched environments.

Just beyond our breakroom and large roll-up door is our lower level multi-functional collaboration space. We exposed what was long ago an opening in the main level floor where transformers were craned across the factory to create a connection between the two levels.

The space is lined with magnetic markerboards, tack panels, dual mobile monitors and a variety of seating options that can be reconfigured to give teams an array of options depending on the goal of the meeting. This space also works as a gathering space where we can come together to celebrate, brainstorm, or gather research in our tucked away resource library.

A powerful tool integrated into our new office is a large touchscreen monitor within our main level open office space. Its interactive capabilities allow our teams to sketch, annotate, problem solve and develop creative designs in real-time. As a central hub for dynamic collaborative discussions, it allows all staff to learn through observation and invites participation to bring creative minds together.

We have integrated two ROOM pods into our main level open collaborative workspace. These pods give staff a quiet space to touchdown and take a phone call, virtual meeting or focus on work in a distraction free environment. The pods are soundproof, have built-in technology, wireless charging, and continuous air circulation with an ultra-quiet fan. Packaged in a space efficient footprint, the pods are popular among individuals and groups of two to take virtual meetings, in which we have experienced no slowdown in the demand for.

The pergola near the entry of the new LPAS headquarters building provides a multifunctional alternative to a conventional lobby. It serves as a welcoming waiting area, offering visitors an immersive perspective into the office’s bustling activity.

The pergola also doubles as a versatile meeting and collaboration space, complete with comfortable furniture and technology that promotes a different type of atmosphere and interaction than a traditional conference room.

Our new headquarters features an inspiring mural painted by local artist, John Horton.

Mimicking the distortion of corrupt data files, the painting adds vibrant color and a digital aesthetic to an otherwise understated corner of this converted brick warehouse. John’s murals can been seen throughout Sacramento and are prominently featured in the Wide Open Walls festival.

We’re excited that The A.J. will soon be opening. As the first project to be constructed in the Sacramento Railyards, the 345-unit project addresses the current housing shortage with a combination of affordable and market-rate apartments, plus ground floor retail.

The renovation of Building 5 at Ohlone College features a wide range of uses including classroom and conference space, cafeteria, and bookstore.

The cafeteria was redesigned with a new kitchen and equipment to broaden the range of food options to better serve the tastes of a diverse student population. Unique offerings include Mongolian BBQ, brick oven pizza, and a coffee/juice bar.

The dining hall was also designed to accommodate special student events and campus gatherings with A/V provisions.

Congratulations to the LPAS Landscape Architecture team for winning a 2022 ASLA Sierra Chapter Merit Award for 19th Harrison Apartments in downtown Oakland 🌿

Limited indoor amenity spaces and relatively small residential units drove the focus to create an oasis of outdoor spaces that maximize the opportunities for social gatherings, outdoor cooking and dining, and areas of solitude above the busy streets. A rooftop deck celebrates this opportunity at the most prominent corner of the building. The outdoor kitchen features edible plants that can be used in food and cocktails!

Located in Novato, CA on the former site of the Hamilton Army Airfield used during World War II, this Design-Build project with Sundt Construction, Inc. transformed the historic Hamilton Hospital into a luxury senior living community for Avesta Development Group. Great care was taken to preserve and rehabilitate the integrity of this heritage landmark of Spanish revival architecture and comply with U.S. Department of the Interior standards. A new wing extends the vocabulary of the existing building while providing amenity space and a new ADA compliant entry.
