Congratulations are in order to .pinkk & on purchasing their first home, from their grandparents!!!!

When it comes to purchasing a home, it’s typically two families who don’t know each other who negotiate the best terms in order to sell the home. Most sellers look to net the highest amount from their proceeds, and the buyer looks for the lowest price and least amount of money out of pocket. For this family, the goal was sell the home, keep it in the family, and position the next generation to gain wealth through real estate. The sellers were able to sell the home back to their grandchildren, leverage the equity built in the home to gift the down payment and closing costs, and walk away with a NICE CHECKKKK!!!

When I was referred to family, I took the time to learn the motivation behind selling the home, the importance of keeping the home in the family, & the needs of the buyers. While the first thought was to qualify them for a down payment assistance grant to help keep money in the buyers pockets, I recommended the sellers GIFT the down payment & closing cost from the equity they have built up on the home during their ownership.

While down payment assistance sounded like the right thing to do for the buyer, I reminded them no money is free money and would have to be repaid in some form (higher interest rate, be repaid upon refinancing or selling, or no longer your primary residence). I educated everyone on how they could use the equity to create a win-win opportunity for everyone.

It’s Not a Home Without House!

I can’t say enough about Mr. Donald R. Horton and the amazing empire he built. I remember when I left the resale lending world in 2016 and took a leap of faith to go work for DR Horton as the Branch Sales Manager for their mortgage company, DHI. It was a highlighting point in my career and an experience that has elevated me through my lending journey. Not only were some of my best years spent supporting this builder, but I was able to serve some of the most amazing homeowners who are still friends and clients of mine to this day. Several of the DR Horton employees are people I developed friendships with and I am beyond grateful for that. My prayers go out to Mr. Horton’s family as well as the DR Horton community. This was a great loss. Mr Horton, thank you for everything. What a legacy!!! Well done sir. Rest well.🙏🏽
