Amortization is like the financial superhero of gradual repayment! 🦸‍♂️

✨ When you take out a mortgage loan, instead of paying back a huge chunk all at once, amortization lets you spread it out over time.

Here’s the great part….your repayment includes both the principal (the original amount you borrowed) and interest (the cost of borrowing).

→ With each payment, a bit goes towards the principal, and another bit fights off the interest.

It’s like turning a financial mountain into a series of manageable hills! 🏔️

💸 So, every month, as you conquer those payments, you’re steadily chipping away at the total amount owed.

Here are 3️⃣ valuable insights I gained from my first home buying experience in San Diego…

01 – Avoid Becoming “House Poor”:

– Allocate funds wisely for the down payment, earnest money, inspections, appraisal, and potential home maintenance issues. Striking a balance ensures financial stability beyond just the initial home purchase.

02 – Homeownership Might Be Closer Than You Think:

– You don’t necessarily need a 20% down payment to make your first home purchase. Understanding the details and being well-prepared are crucial steps if you’re contemplating this significant milestone.

03 – It’s Likely Not Your Forever Home:

– Acknowledge that your first home may not be your forever residence. As life evolves, so do your housing needs.

It’s acceptable to make compromises initially and forgo the dream home for something more practical.

Keep realistic expectations and, when the time comes for a second home, leverage the equity from your first to upgrade! 🏡

What is mortgage insurance? 🤔

→ It’s a type of insurance policy that protects the lender in case the borrower defaults on their mortgage payments.

There are ✌️ main types of mortgage insurance:

01 – Private Mortgage Insurance (PMI) for conventional loans and

02 – Mortgage Insurance Premium (MIP) for Federal Housing Administration (FHA) loans and some other government-backed loans.

📆 When is it required?

→ PMI is typically required when a homebuyer makes a down payment of less than 20% on a conventional mortgage.

🏠 Do you need mortgage insurance?

For conventional loans – if your down payment is less than 20%, your lender may require you to have PMI.

Once your loan-to-value ratio reaches 80%, you may be able to request the removal of PMI.

For FHA loans – MIP is typically required regardless of the down payment amount.

👉 When considering a mortgage, talk with your lender to understand the specific requirements and costs associated with mortgage insurance.

First impressions are everything and staging can significantly enhance your home’s appeal and make it more attractive to potential buyers.

It’s important to price the home just right… It’s absolutely critical for a successful sale.

→ You want the home to be priced low enough that it will attract a large pool of potential buyers, but high enough that you aren’t leaving money on the table.

📉When it’s priced just right… the home will attract more buyers, lead to a quicker sale, better negotiation leverage, and can avoid appraisal issues.

📈If it’s priced too high… the home tends to sit on the market much longer, you attract less buyers, and it could lead to a “stale listing” which typically results in a price reduction.

It’s important to work with your real estate agent to determine the best pricing for home.

I just love a good spring cleaning! 🧽
It’s a great way to refresh and organize your living space.
Here are 🖐 tips to help you make the most of your spring-cleaning efforts…
01 – Create a priority list. Break it down into smaller, manageable tasks so you don’t get overwhelmed.
02 – Declutter BEFORE deep cleaning. Go through each room and place unwanted items into “donate”, “recycle”, and “dispose” bins.
03 – Work from the top to bottom, this will prevent dust and debris from settling on lower surfaces.
04 – Clean all your windows inside and out. You’ll be surprised by the accumulation of dirt and grime they have on them from the winter months.
05 – Pack away anything you won’t need for the months ahead like boots, winter coats, gloves, hats, etc.
Remember to take breaks and pace yourself to avoid burnout.
