San Diego Market Update.
Homebuyers in nearly half of the country need to earn at least six figures to be able to purchase a home.
Nationally, the typical household would need to earn $99,000 to buy a median-priced home of $415,500 in February. This also accounts for property taxes and insurance costs, and assumes a 10% down payment. However, the typical household income in America was only about $75,000 in 2022, according to the U.S. Census Bureau.
“For many people who want to buy a house, it’s just not feasible right now,” says senior economic research analyst Hannah Jones. “Even for households that can afford a home, the monthly cost is going to be much higher than it was two, three, four years ago.”

As a Realtor with nearly 20 years of experience, I believe it's crucial to clarify that commission rates have always been negotiable in the real estate industry. These fees typically encompass both listing and buyer's agents' services. Throughout my career, I've encountered situations where I've barely covered my costs or even lost money due to clients' limited equity. Conversely, as a buyer's agent, I've navigated transactions where sellers offered minimal commissions, such as 1.5%. It's important to understand that commission rates have never dictated property prices; rather, they're determined by market dynamics, particularly supply and demand. While affordability remains a concern, it's influenced by various factors such as inflation, higher interest rates, and limited land availability for development.
Regarding the recent lawsuit coverage, I'm concerned that the media portrayal unfairly depicts hardworking Realtors. There's a lack of equal representation for qualified brokers and agents to explain the intricacies of commission structures. This one-sided narrative risks leading uninformed consumers to make potentially risky decisions when selecting real estate professionals. Contrary to the misconception perpetuated by the media, real estate transactions involve a complex array of skills, including ongoing education, certifications, marketing expertise, and legal knowledge. It's a highly litigious industry where experience plays a pivotal role in successfully coordinating and closing escrows. Ultimately, in real estate, you truly get what you pay for, and the current lawsuit coverage and media portrayal only serve to mislead the public.
