Copied from an industry friend and a bit long, but soooo true!!

SO…YOU WANT TO BE A REALTOR

There is a lot of talk in the news about real estate agent commissions. They LOVE what they do and they do it because they LOVE helping people but there is almost always a huge misconception on what they do and how they get paid. It's not a secret so here ya go...😊

The average FULL TIME REALTOR’s earnings last year was $31,900 @ 40+ hours a week. (Notice I wrote full time 40+ hours not 0-20 hours a week) which is well below the living wage. As a REALTOR they do not get paid a hourly wage or salary and they
only get paid if they sell a home and it closes. They can only get paid by broker to broker. As an agent you could work with someone days, weeks, months, or years with no guarantee of a sale ever.

Essentially they wake up each day unemployed going on Job Interviews and they deal with constant rejection. They dedicate time away from family, use our time, gas, pay for babysitters, miss dinner and weekends and rarely take vacations. They are on 24/7! You constantly need to be on, or you could miss an opportunity. Once they do close a home, half goes to the other persons agent from the remaining half. They have lots of upfront expenses that must be paid out before they even get paid:

Broker Splits and Fees
Office rent and utilities
MLS Fees
NAR Fees
Local Association Fees
E&O Business Insurance
Extended Auto Insurance
Self-Employment Tax
State Licensing Fees
Advertising Fees
Showing Service Fees
Website Fees
Assistant's Salaries
Showing partners
Transaction coordinator
Yard Signs
Photographers
Videographers
Office Supplies
Business Cards
Property Flyers
Electronic Lockboxes
Continued RE Education
Legal Fees
Gas
Income taxes are not taken out so they have to put that aside around 25-30%.

Don’t forget health insurance if you don’t have a spouse who provides it.

As a listing agent they have lots of tasks far more than just selling a home.

1. Prepare Listing Presentation for Sellers
2. Research Sellers Property Tax Info

Did you know that some properties are never listed publicly?

Known as pocket listings, these properties are sold “off-market.” The broker chooses who to share the listing with—usually an exclusive list of clients and agents.

Typically, pocket listings are used to enhance the seller’s privacy. They are especially popular for ultra-luxury listings or when the seller is a public figure.

However, not everyone supports the practice. In fact, the U.S.-based National Association of Realtors (NAR) requires its members to post listings on the MLS, in most cases—although the legality of NAR’s policy is currently being challenged in the U.S. judicial system.

Curious to find out what strategy I would recommend to sell your home in today’s market? Reach out for a free consultation.

Are you timing your home purchases to save money?

Many people don’t realize that the prices of just about everything—from appliances to furniture—are seasonal. According to Bankrate, here are the best times to score a sale:

🏋 Fitness Equipment: January

📺 TVs: February & November

🔌 Appliances: May, September & November

☀ Outdoor Furniture: August & September

🛋 Indoor Furniture: Presidents, Memorial, Independence & Labor Day weekends

What’s on your home wish list this year?

Did you notice interest rates dipped down? Still a 2-1 buydown could make a home purchase more affordable.

This type of financing agreement offers a lower interest rate for the first two years of the mortgage, typically a 2% discount in the first year and 1% in the second year.

For example, if you lock in a 6.5% 30-year mortgage with a 2-1 buydown, the first year’s rate might be 4.5%, while the second year’s rate would be 5.5%. After that, the rate would go up to 6.5% for the remainder of the loan.

Sometimes motivated home builders or sellers will offer to cover the cost of a 2-1 buydown as an incentive.

Interested in learning more about 2-1 buydowns and other homebuyer incentives we’re seeing in the market? Reach out for a free consultation!

Should you get preapproved OR prequalified for a mortgage?

Or both?

The two terms are often confused because they are so similar. But in reality, they are very different.

🏠 Getting prequalified for a mortgage doesn’t entail a credit check or official documentation. This process simply estimates how much you could qualify to borrow.

🏠 Getting preapproved, on the other hand, requires official documentation; verification of your income, assets, and debts; and a credit check. A preapproval concretely specifies how much you have been approved to borrow.

Getting preapproved gives you clarity on how much you can afford, which makes it important to do before you start your home search.

Once you find a home, it also assures the seller that you’re serious and financially able to buy their home.

Contact me if you’d like help getting preapproved for a mortgage. I can connect you with a trusted lending professional who can help.

How do you write a winning offer in this market?

A high offer price gets attention—but it doesn’t guarantee you’ll get the home. Sellers consider many factors when choosing a buyer, including:

👉 Financing
👉 Deposit size
👉 Conditions
👉 Closing terms
👉 And even the reputation of the buyer’s real estate agent

It’s important that you account for all of these details when submitting an offer.
