I still remember when I received my supplemental tax bill after I bought my first house. This was before I was a loan officer and I thought it was spam. I almost threw it away! No one told me about it and I didn’t know where to confirm if it were an actual bill that was my responsibility. And because of that experience, I always make sure that my homebuyers know about it and are prepared.

To all the moms out there, I hope you had a wonderful Mother's Day!💐 As a working mom myself, I know it can be tough to find the right balance between work and family life. But yesterday my girls surprised me with Mother's Day cards hidden in my laptop because they knew I would be working. It reminded me that it's not about being there 24/7, it's about being present in the moments that matter.

Don't let mom guilt weigh you down. Instead, focus on being efficient with your work and making time for the things that matter most. Communicate with your kids about why you work and what it means for your family. And most importantly, know your "why" – the reason you work as hard as you do.

To all the working moms out there, keep pushing and remember that you're setting an amazing example for your kids.👩‍👧‍👦💪 💕

I get this question asked often when working with buyers who end up looking at new construction.

The builder will typically require that you use their in-house lender to become pre-qualified first. Then, you are able to get on the waitlist or put in a deposit for a new home after you've gone through that process.

You are not required to use their in-house lender; however, almost always there is an incentive for using their preferred lender. So I typically will tell borrowers to go ahead and go that route to take advantage of the credits.

Once in awhile, I do see that a lender can provide credit but it's baked into a higher rate though. So if you ever want a second opinion, don't hesitate to DM me. I'll make sure that you understand exactly what is being offered and if it's a good deal or not.

These are actual mistakes I've seen preapproved buyers make while shopping for a home! They may seem obvious but sometimes they can really sneak up on you.  

❌Miss a payment - this is more common than you think! It's those small annual fees that come up once a year on the card you don't use much or an auto payment that had a glitch. This is a reminder to always check that you are current on all payments.  

❌Change jobs- sometimes buyers may think that a new job with better compensation in the same industry is okay. When I see this go wrong is if there is a big sign on bonus the buyer thought we could use or the generous RSU comp plan they thought would help supplement their income and in most cases cannot without history of receipt.  

❌Move around money - all large deposits and withdrawals need to be documented, at least two monthly cycles before and during a purchase transaction. I've seen people deposit large amounts of cash that cannot be used or gifts from people that cannot be properly documented.  

❌Obtain new credit - this could possibly change the preapproval when there is new debt so make sure to check with your loan officer before applying for new credit while you are home shopping.  

❌Not updating real estate team - sometimes a buyer can start looking in one county but then change their mind. This could impact the loan approval because different counties have closing costs or loan limits that vary so it's best to always keep your real estate agent and loan officer updated on your search.
