As we progress into August and advance through the third quarter of the year, we are pleased to report notable developments 🧡

Listings that became active or pending towards the end of July experienced significantly increased foot traffic compared to late June. We successfully closed sales on several properties at prices exceeding comparable sales by $100k, $50k, $10k, and $30k—an impressive outcome for our sellers. While the median sales price in Santa Clarita Valley (SCV) has experienced a decline, the San Fernando Valley (SFV) continues to see an increase in median home prices.

For prospective buyers, inventory levels are gradually improving. However, we remain in a seller’s market with limited inventory, as evidenced by a 2.4-month supply in SCV and a 2.8-month supply in SFV. A balanced market would require a 6-month supply of inventory.

On the topic of interest rates, we are seeing them drop to the low to mid-6% range, and in some cases, mid-5%—a welcome change. We are eager to observe how these lower rates will impact market dynamics as we approach the weekend.
