LM Steyer Construction Services recently had the pleasure of completing this new construction barn project for Glenerie Farm. Construction included the demolition and off site removal of the existing barn. From there we prepped our build pad and completed the excavation and placement of 24” concrete foundation piers at 6’ deep. Utilities included the installation and excavation for a frost proof hydrant and a new electrical service by Saugerties Electric. Next, we framed the barn utilizing post frame construction practices and roof trusses. The facade included rough cut board and batten siding from Rothe Lumber in Saugerties, and a corrugated black metal roof supplied by Erie Materials out of Albany, NY. We custom built the stall dutch doors along with the front and rear sliding barn doors. From there we placed the interior concrete slab and completed all interior framing such as the animal stalls and an insulated/finished tack room. To finish it off, County Wide Seamless gutters installed black gutters to ensure proper drainage away from the building. This was a great project that was also a beautiful place to work at. LM Steyer Construction Services recently had the pleasure of completing this deck project. Construction included the demolition and off site removal of the existing deck and patio. From there we regraded the yard and excavated for our concrete foundation piers. Once our piers were placed, we then installed river rock with a Belgium block border to provide for a low maintenance option under the deck footprint. We then framed our deck to ensure a seamless transition from the house finished floor to our deck finished floor surface. Railings were then built along with a bluestone capped concrete slab landing. We then assembled and installed a lightweight aluminum gazebo that was anchored to the deck structure. To finish the project off we hauled in fresh topsoil, spread evenly, and planted grass seed to provide for a clean finish. This project was a pleasure to work on, and a total joy to work for a repeat customer. Thank you for your business and the opportunity to work on your home.
LM Steyer Construction Services recently had the pleasure of completing this renovation project located in Saugerties, NY. Formerly used as a dentist and professional office, this building was converted back into a single family residence. Originally built in 1890, our goal was to keep the historic feeling alive while also giving it a modern touch. The project team assembled was an absolute pleasure to work with throughout the entire course of this challenging project.
Selective demolition of existing walls,ceilings, and floors was first completed to create a blank slate and allow for an accurate design and cost proposal process. To open the space up, we removed existing load bearing walls and installed temporary bracing for the installation of all new structural footings and framing at the kitchen, dining room, and music room locations. To add functionality, we framed in for a new linen and pantry closet. To accommodate “This Old House”, flush furring and blocking was installed to ensure a clean finish of drywall and finishes. New plumbing, electrical, and HVAC mini split systems were roughed in. Special thanks to Xquisite finishes in delivering a beautiful drywall,taping, and paint job. From there, installation of all new finish carpentry items such as interior/exterior doors, baseboard, window/door trim, pantry shelving, built in shelving, and flooring. Chestnut Street Designs was then brought in to successfully design and install the kitchen cabinets, floor tile, back splash, custom seating area, and linen closet shelving. Exterior scope of work consisted of a new rear entry masonry staircase and railing. Special thanks to DMC Welding for their hard work in restoring the house’s original front wrought iron fence. Project included the initial excavation followed by post frame construction with a pier foundation and frost protected slab. From there we framed our exterior walls and a gable roof. LM Steyer Construction Services recently had the pleasure of once again teaming up with Studio Repp Architecture, PLLC to deliver this garage conversion project.
Construction included a full interior fit out along with the installation of (3) new windows and entry door to open the space up while also adding new light. New Mechanicals were also introduced and tied into the main adjacent house. We are really excited with the great job Studio Repp and our clients did with the selection of finishes.

LM Steyer Construction recently had the opportunity of completing this vinyl privacy fence project. The product is “Illusions Vinyl Fencing” supplied by Herzog’s Home Center located in Kingston, NY. The preliminary planning consisted of working with the neighbors from both sides of the property line to find a product that was appealing while also requiring minimal maintenance. The scope of work included the demolition and offsite removal of the existing fence. From there we excavated 12” diameter holes at 36” deep and set our fence posts in high strength concrete followed by the installation of fencing panels. (3) access gates were also installed at customer selected locations. We sincerely appreciate your business and thank you for the opportunity to work on your home!

LM Steyer Construction recently had the pleasure of teaming up with Studio Repp Architecture, PLLC to construct this outdoor kitchen project.
Construction included the layout and excavation for a concrete building pad along with the rough in - installation of mechanical utilities.
From there, metal framing was completed to accommodate the general footprint and rough openings for stainless steel storage cabinets, sink, grill, and stove top.
Wall facade assembly consisted of Boral Southern ledgestone stone veneer.
To finish the project off, USA Granote installed Norwegian Blue granite countertops and we then set the stainless steel appliances into the openings.

Had the pleasure of completing this tree house project for a client’s grandson. Special consideration for maintaining the tree’s overall health during and after construction was kept in mind through the use of specialty hardware, fasteners, and framing practices. From there we had fun installing the finishing touches and details. We had a lot of fun with this project and hope this will be enjoyed and grandpa and grandma’s house for years to come! From there we installed additional blocking to eliminate seams in the new decking while also adding strength in both the framing and new railing assembly. Construction included the removal and demolition of the existing bathroom in its entirety. From there we reworked the existing mechanicals including the install of a double vanity and lights, a new lighting plan featuring recessed dimmable lighting, a new exhaust fan properly exhausted out of roof, a new ceiling mounted register, and relocation of baseboard heat under the vanity to offer a cleaner look. All new insulation and drywall accompanied with a new shower, floor tile, and owner selected finishes allowed for a clean look that made this project a joy to complete. This front porch in the City of Albany needed structural repair work that included the replacement of weathered columns and rotted decking members. Not the most glamorous project but we were able to come up with a cost effective solution to get this buttoned up before the eventual snow introduces additional weight to the structure.
