🚨 Rethinking CPI's Rent Calculation 🚨

The way CPI measures rent could be misleading us. Rent accounts for about 35% of the CPI and hugely influences Federal Reserve rate decisions. Here's why we should question it:

1️⃣ Survey Delays: Renters are surveyed every 6 months. If your rent changes right after a survey, CPI won’t catch it for another 6 months! 📅

2️⃣ Old Leases Dominate: About 85% of the CPI's rent calculation is based on ongoing leases, not reflecting the actual market changes monthly. New leases, more reflective of current rates, only contribute 15%. 📉

3️⃣ Vacancy Estimates: For empty units, CPI uses "class-mean imputation," which might not accurately reflect rent changes in a volatile market. 🏚️

4️⃣ Renewal Lags: Renewal rates are set months ahead, meaning they often don’t match current market conditions when they take effect. 🔄

Despite this, key areas still show rent inflation, just not as much as CPI suggests. Alternative indexes like Penn State's report under 2% inflation for over a year, aligning closer to the Fed's target. 🎯
