TGIF! If you have been following my journey here is an update: when you are a super human healer & your body wants to be an over achiever 🤦🏼‍♀️

THANk YOU to my North&Co fam for always looking out, Opening this after a whirlwind week on a roller coaster of emotions, made the week feel a lil better!

UPDATE:
Surgery was May 3rd, today marks 90 days post surgery in the 12month recovery phase.

4 weeks ago, we started phase 2 of facial scar revisions, since my last reconstructive surgery (Aug 2010) from the accidental tragic dog bite accident (Sept 2007)

2 weeks ago I felt & could see a bone on the bridge of my nose, I knew it’s a long journey until my “final results” so I thought it was just part of the “process”. WRONG!!! My bone decided “it” wanted to be an OVERACHEIVER & start to grow back where Dr P broke my nose during rhinoplasty. Monday afternoon w/o numbing or notice when going in for the 2nd round of scar revisions…. BOOM - steroids shots right to the bone in the bridge of my nose!

I can whole heartedly say I have a threshold of pain like no other, however let me tell you that will bring anyone to their knees! After leaving my surgeons office feeling like a walking pin cushion, & a gluten for self torture, I was beyond DEFEATED!!! There were highs & lows this week, Roller coaster ride of emotions.

The swelling has subsided & we won’t know if the steroids worked for approx 6 weeks OR if I get to go back under to have my nose bone shaved down!

If I didn’t say I have felt beyond defeated I would be lying 🤥.

To be real, social media can narrate or allow others to narrate or build their own “perception” of someone’s life, many of us are going through something bigger than ourselves. I am one 🍀 girl to have the support around me to remind me this is just a phase, I have persevered through much worse, the show must gone & one set back isn’t going to push me down! Just the sun ☀️ on my face, no filter at the end of what felt like, the most defeating weeks in many ways. Who ever is having a rough week OR hell even a tough year, remember this to shall pass YOUR mindset & strength will always persevere!

🌟 CROMFORD MARKET INDEX IS at 103.4. Cromford Market Index™ is a value that provides a short term forecast for the balance of the market.

💥 On the lending front some notables to share: June is taking May’s improvements even further, but last week didn’t change the overall picture.
**Tuesday morning's Retail Sales report. It came in lower than expected which pushed rates back down toward their recent lows. (but not below them)
**Friday's PMI data from S&P Global made the biggest splash, coming in just above its highest in over two years.
***June’s progress is in progress, now close to breaking a long-term uptrend. Dependent on the economic data coming in over the next few weeks.
***The National Association of Homebuilders, released its Housing Market Index. High rates & low affordability continue to be a challenge, pushing builders to cut prices and offer more incentives.
****What’s more interesting is the "potential impact" of another drop in rates on home sales. The last significant drop in rates led to a clear boost in the housing market.
**Early July will show if rates can break the long-term uptrend. If they do, we could possibly see a notable increase in housing activity. The national average for a 30-year fixed-rate mortgage is currently 7.29%. 💥

🌟 The theme as we are headed into mid June IS holding Steady if you are a seller, we are experiencing longer days on market relative to the past couple years, mostly due to the interest rate roller coaster in May, coupled with more "choices" or a rise in inventory, however the market & pricing is holding strong here in Maricopa County.

I can PERSONALLY vouch that I have had not one but two situations in the past week where MULTIPLE OFFERS were the theme.

Scenario 1️⃣ - listed for 52 days, did a minor price tweak & ended up with 4 interested buyers & 3 OFFERS!! 💥
Scenario 2️⃣ - another buyer of mine, decided on a certain area, this particular listing was sitting for 88 Days, then BOOM 💥 - 3 offers on the home.

With strategy & negotiation BOTH of my buyers won the negotiation 🙌 . Solid offers, with minimal terms to "sweeten" the deal AND utilizing an ESCALATION CLAUSE, all without automatically offering well above the list price. Which allowed both scenarios become a win - win, sellers got clean offers, their asking price & have back up offers! Just may take a little longer to get to the finish line that what our market has been use to seeing!

Arizona is still seeing some homes sell quicker than others, however MOST are experiencing longer days on market, with no RYHYM or REASON as to why.
