Congrats to these sellers!

The Jimenez family is in the military and bought this home in July 2021 with a VA loan. They lived here for 2 years before they were transferred to Hawaii. Wanting to buy a house in their new city, they decided to sell their Marysville home to free up their VA benefit; a strategic use of their real estate investment that gave them the financial ability to put down permanent roots in Hawaii. ADU’s Are Allowed in Washington State...For the Most Part.

Accessory dwelling units (ADU’s) or 2,4, and 6-unit multi-family buildings could be added within a single family lot.

BEFORE YOU BUILD: Review your title report CC&R’s (Covenants, Conditions & Restrictions), as some neighborhoods restrict a single dwelling to a single lot. This title restriction takes precedence over the recently passed laws.

My seller owned this home as an investment property. With the rental income, she was able to pay for the mortgage AND receive tax benefits of interest write offs and depreciation. Not to mention the $540k of appreciation she got owning the property for 21 years.

She is now doing a 1031 exchange into a different rental in Oregon, where her daughter lives and will eventually inherit the property. This way, my seller will not pay any capital gains taxes, and her daughter is left with a legacy upon which she can build wealth.

What a special feeling it was to help facilitate such an important event in this family's life that contributed to generational wealth. This is why I love what I do!

Real estate update for Snohomish and King counties--

Remember how I have said that in this higher interest rate market, our home values have not been impacted as much as they could/should have been because we continue to have such low inventory? Well, the Fed said this time next year rates will be lower. They expect to reduce rates 3 times next year. And, as a result of lower rates, demand will go up and values have room to increase.

October's real estate stats - While months of inventory have increased from our steroid market, it is still well below that of a normal or buyer's market. Low inventory has kept our values propped up, with a year over year 0.1% increase in Snohomish County and 12.4% increase in King County. That is the power of low inventory despite interest rates doubling in the past 18 months. Have additional questions about our local real estate market? Could be spooky, the Fed meets on October 31st .

Will rates increase?

Inflation reports will tell. β€œThe Fed is looking for service prices to cool and housing prices to moderate.” (Forbes) Inflation is at 3.7%, the Fed wants to se it at 2%. With the 30 year fixed mortgage rate at 7.94%, a rate increase will push more buyers out of the market.

Sellers need to price realistically, even offer rate buydowns, to keep buyers interested.

King and Snohomish County stats are out for last month, and I want to talk about Months of Inventory:

If no new homes came on the market, all the homes would sell out in 1.4 months in King County and 1.1 months in Snohomish County. The real estate industry recognizes that if the inventory of homes is under 6 months, it is a seller's market. The market is normalizing.

Low inventory is keeping home values from dropping 23% like they did in the Great Recession.

August 2008 – 43,140 Listings
August 2023 – 10,175 Listings

From our peak in April 2022, statewide values are down 6.5%, but still
up 9% from 2 years ago, August 2021.

King and Snohomish County stats from July are still reflective of what the State of Washington is experiencing right now. Low inventory is keeping home values from dropping drastically and it still remains a seller's market with most homes selling in under 30 days and receiving 100% of asking price.

Stats from June have been released. In both counties, it is still a seller's market with inventory levels at about a month. Properties in sought-after locations that are in good condition and priced at market value are selling in under a month. Still a strong market even with interest rates near 7%. Transactions are down about 40% year over year because potential sellers are staying put to hold on mortgages with low interest rates.

Higher interest rates have caused a 38% drop in listings from last year. People are staying put and holding on to their low interest rate mortgages, and higher rates are discouraging otherwise qualified buyers from entering the market. The average sales price in both counties has dropped about 7%. With interest rates more than doubling from 1 year ago, it’s surprising the decline in home values has not been more dramatic.

Experts feel that low inventory has contributed to keeping values from dropping even further. With about 1 month of inventory, and homes selling in under 30 days in both counties, it is STILL a seller's market.

Take note, Fed Chair Powell hammered home that the Fed is not done raising rates to fight inflation.

Time will tell how this impacts the housing market.

This is Sterling. He's a 13-year-old handsome Siamese with the most relaxed personality and gentlemanly manners. Why am I posting about him today? Because today is National Adopt a Shelter Pet Day.

Back in January, I was missing having a feline companion around. So instead of going to a breeder, I wanted to rescue a cat from a shelter and give them a good home. Enter, Sterling.
