Volunteered with colleagues at the 50th annual Gravenstein Apple Fair a couple weeks ago here in Sebastopol. Had a great time helping people check in, perusing the vendors, enjoying delicious food and bev, and of course listening to great live music capped off with local favorite, Poor Man’s Whiskey. Such a great small town fair. You should come next year!
This is a fun story to share...my clients had been in a multiple offer situation on this one back in May and did not prevail, so we continued our search. They were ready to make an offer on another property when the listing agent called saying this home had just fallen out of escrow and was available again. Since we were under a tight offer deadline on the other, we gave an extremely short window for the sellers to respond to our offer (2 hours!!). Their offer was accepted and we ended up closing $17,000 under our original bid! Couldn't be happier for my lovely clients (who are now friends) to move into their new house together...persistence and patience really do pay off.

Sonoma County market stats for January 2023. Of note, average sales prices have inched down for the month while days on market went up. Total number of sales has dropped off dramatically for the month, due to the time of year and lack of inventory. As we wrap up February, we are seeing a few more homes slowly come to market and buyer demand remaining strong.
So excited for my buyers to get into this house! The worst part about closing a deal is missing the daily communication...the best is gaining friends and being able to help people in times of transition. I'm here if you ever want to talk real estate (or just talk).

Market update for December 2022. As you can see looking back over the past months, home prices are declining some but not taking a deep dive. The news is out to grab your attention (on many fronts)…please look at local data to make decisions. Better yet, call me and we can talk.
