Hey FB friends and family. I want to wish you all a happy and safe holiday. It’s been a crazy couple of years that’s gone by. Now, the market is doing all these weird things and crypto is taking a huge dive, it’s a little scary for a lot of people. If you are not using multifamily and commercial Investing to build your wealth, you are missing out on one of the best ways available to the public. It is thee most effective way to scale your portfolio, compared to any other options in the real estate world. The tax incentives are second to none. The returns are amazing when you have a great asset manager. It is by far one of the most safest places to place your money historically. Reference the data from the 2008 crash ”what real estate did the best during the crash of 2008”,
You’ll find that multifamily took the smallest dip in income and price while other asset classes took a huge dive. Long story short, it’s the safest place to put your hard earned money. At 8% - 13% interest it doesn’t take a rocket scientist to understand you’re making a way better return that any other investment you can find out there. Prove me wrong!!! Share your opinions and let’s hear about what every one is doing that can SAFELY produce something better.

What is Yield On Cost (YOC)?

The yield on cost is widely used by commercial real estate professionals to measure the return on a real estate development or value add project.
The yield on cost formula is the ratio of a property’s projected stabilized Net Operating Income (NOI) divided by the projected total project costs:

Yield = Stabilized NOI/ Total Project Costs

For example, if a project has a projected stabilized net operating income of $100,000 and a total cost of $1,000,000 then the yield on cost would be 100,000/1,000,000 or 10%.

Merry Christmas to all my friends and Family. This year has been good and not so good in some aspects. We’ve managed to build out a great team and bring on some very talented people that are well versed in their field of expertise. We’ve had to see some people off in the best mutual interests…

Overall we’ve managed to get good at what we are doing and set to take on 2022 with a lot of momentum. Throughout this pandemic there has been a lot of changes in the markets across the board and There has been a lot of fear, these two combined always equal great opportunity if you are well positioned and in tune with what is happening. If you’ve paid attention then you’re probably well positioned to get out in front of the huge opportunity coming over the next few months.

There’s a lot of shifting interests towards development projects, which is great because it’s right up my alley. I have always done development in one form or another. There’s been a lot of talk about the markets being too competitive and the prices being too high to purchase multifamily properties, and I agree the Cap Rates are really compressed and prices are high. If you understand the value-add business model you can still make money… relatively quickly. If you would like to know how I’d love to tell you. We have some exciting things coming in the beginning of the year, keep an eye open for some videos about development in the local area that we will be sharing by the new year.

The ratio of the value of the total project costs (loan amount + capital expenditure costs) divided by the apartment’s appraised value.

The formula for LTC (the loan to cost ratio) is:
LTC = Loan Amount / Total Cost

When a lender is determining the amount it is willing to lend on an apartment building or other piece of commercial real estate, there are many factors that come into play such as property type, property class, location, sponsorship, DSCR (debt service coverage ratio), and more. However, one of the primary components used by commercial real estate underwriters to determine a loan amount is leverage. Leverage is summed up, and determined based on the LTC and the LTV.
