Passed Appraisal ✔️ and onto closing! 🙌😅

Q: What is an Appraiser?
A: A person whose job is to assess the monetary value of something.

Q: What is an appraisal?
A: An appraisal is an additional inspection required from the lender of the buyer, if the buyer is obtaining financing to purchase the home. (Unless you buy a home all cash, you'll experience an appraisal during your purchase).

Q: What kind of information does an appraisal report do?
A: The appraisal will show the lender if the homes' current purchase price is suitable or not. So the appraisers report after their inspection can come back with many different answers. Sometimes the appraiser may require work to be done prior to closing, sometimes they say the property is fine as- is with no work orders. The appraiser may ALSO dictate the price and say it's currently pending too high or just enough.

In any case, after an appraisal, if it comes back with conditions of any kind, the buyer and seller come back to the negotiating table... Unless the appraisers answer is "appraises at value with no work orders", (which is the best answer to get👍🙌), plan to have to negotiate some things after an appraisal.

Something extra that I like to do when working with sellers, is a packet known as an "appraisal packet" that specifically goes from my hands into the appraisers! Once the appraisel has been scheduled, I meet the appraiser at the home to introduce myself and hand over this packet. This packet is full of data and information from the MLS that reflects the current purchasing buyers price and WHY it should appraise for that price. The MLS is full of information and with a knowledgeable realtor on your side, it should provide information to help the appraiser. At this point in the sale, we really don't want any bumps in the road for either side, so providing the appraiser with any helpful information, can only do good for the sale as a whole.
