Eye opening 🧐

September of 2006 was the height of the US housing market. The average home was selling for just over $216,000, and we were about to witness the greatest housing crisis in US history. 😱

If you’d purchased in that month…the worst possible time you could’ve chosen to purchase…your average mortgage rate was 6.41%. And man would you have been in for a frightening rollercoaster of financial stress!! 😬

If you’d lived in that home for 10 years, and sold in September of 2016, you would’ve paid down just shy of $34,000 on your mortgage. That’s assuming you purchased with 0% down. Your home would now be worth an average of $225,509, and you’d be sitting on $42,000+ in equity.

While rental prices went up 33.24% in that time, your mortgage would’ve remained the same. In fact, staying in that home until today, your home value would’ve jumped to $374,900 (US average as of late 2021) and your payment wouldn’t have changed, all while rents doubled in that same time.

Someone renting throughout that period would have no equity, and a rent payment twice the amount of what they were paying in 2006. They’d be at the mercy of their landlord’s asking price, and forced to move whenever the landlord decided not to extend the lease. That renter would have no equity, yet they would’ve been making a monthly housing payment just as a home owner would. Instead of paying down their own mortgage, they’d be paying down their landlord’s mortgage.

And guys…that was the worst housing crisis we’ve ever seen.

This time of year is magical because of the kids. They spark up when they see lights, hear the music, gather with family and yes... when they get to open and play with presents. I am thankful for all of the blessings my family receive and sometimes it’s best to pass on those blessings!

I am thankful for my family, the time we share and the memories we make!

While 2020 has been overall a really tough year for most of us, there are bright spots in even the darkest times.

2020 has made many of us change our daily routines and literally forced us to stay in our homes. During these times some amazing blessings have evolved. Families have grown closer and enjoyed each other’s company more than ever. Family dinners have become a new norm again. Playing outside has trumped screen time. Here are a few highlights of the blessings my family enjoyed this year while navigating social distancing.

Day #4 of 12 Days of Christmas!

It's exciting helping others Home shop.🏠🏡 Whether its their first home, moving up to a larger home because a baby is on the way or you just want a different scenery, it's always an exciting journey.

Well, Michael had an exciting story. Michael was referred to me a few years back as he was relocating to Tampa and starting his schooling to become a Nurse Anesthetist. His journey was well planned but not an easy road. He wanted help finding a home while his head was in the books and after graduating and starting a career, he would later focus on his wants vs. his needs. His only ask was that if he sold his home 2-3 years later he would not lose money. While I could not guarantee this, I think he was happy with the results.

I helped him purchase this beautiful home in Northdale and 2.5 years later we just sold it for $77k more than what he originally purchased it for. Now Michael was out of the weeds (books) and could focus on his wants. He chose to shift his focus to Seminole Heights and we found this adorable Bungalow where he could enjoy what the surrounding area has to offer.

It was an amazing journey and Michael I sincerely appreciate your friendship and your loyalty. I hope you enjoy your new home and I will be visiting and enjoying the Heights with you in the near future!
