I know it's hard to believe, but if you're planning to put your home on the market next year, now is the time to start prepping.
Here are a few things to start doing:
📸 Get your home photos taken now! Homes show better when the sky is blue, landscaping lush and your driveway or outdoor space is free from snow. I can't stress this one enough!
📦 Start decluttering. This isn't something you want to save until the last minute. Clean the closets, drawers and remove those personal items like family photos so that when it comes time to clean for showings or open houses, you have already done the hard part.
🧰 Tackle those outdoor repairs now. It's much easier to do exterior painting, roof repairs, and window replacements in the fall before the winter weather hits! I promise you'll thank me in January!
🏡 Finally, request a comparative market analysis. We can take a look at what your home may be worth in the current market to come up with the best sale strategy for the spring.

If you’re a veteran or married to one, first off, thank you for your service!
Secondly, you should 100% consider applying for a VA loan if you’re looking to buy a house.
A VA loan is a type of mortgage-backed by the VA. It has amazing benefits that make it a super solid choice.
1. No down payment. Yep, that’s right; you don’t need to put any money down to buy a house.
2. Credit score as low as 620. You don’t have to worry about getting a super high credit score since you only need a 620 score to qualify for the loan.
3. No mortgage insurance is required. Usually, if you put less than 20% down on a house, you have to pay for PMI, but not with the VA loan!
4. Limited closing costs. Closing costs sneak up on a lot of buyers and add more to their monthly mortgage, which no one loves. Closing costs are low with a VA loan, so your monthly payment stays low.
5. The debt-to-income ratio is more lenient. Usually, lenders require a DTI of no more than 38%, but the VA loan is a lot more flexible.
If you can take advantage of the VA loan, I highly recommend it. It’s a fantastic option for financing a house and can be a lot easier to qualify for than some other options.

The thing is: there is no right or wrong answer here. Of course, I am so passionate about homeownership and would love to get you into that dream home. But, the truth is everyone's situation is unique.
The answer depends on a few things:
➡️ Do you know your credit score?
➡️ Do you have a sense of how much home you can afford (including closing costs)?
➡️ Do you have money saved for a down payment?
➡️ Do you have savings to cover emergency maintenance?
➡️ Do you feel ready to put down roots in a community?
These are the practical considerations. You'll, of course, want to factor in your employment status, family circumstances, and lifestyle factors too.

What is going on with the Tampa housing market and the Tampa rental market? When's the market going to crash? When are prices coming down? When are rental rates coming down?
Hey guys, I'm Jason Catalanotto with the Lifestyle Home Team powered eXp Realty. I want to talk about another factor that's driving up the housing prices that many people aren't talking about.
Year to date from January to now, rental rates have increased 21.7%, just in the Tampa market. That's a huge jump. To put that into perspective, we're not breaking records in Tampa, we're absolutely obliterating records! The highest jump prior to this year was 6.2% back in 2015. That was the largest ever to that point.
What's causing this? Honestly, guys, we're seeing a huge influx of people moving here from out of state. Everybody knows this. We're averaging 1000 people a day moving to Florida. Out of those 1000 people a day, 116 of them are settling in the Tampa market.
That's also leading to the housing shortage. The other thing we have is so many people either stayed in the place they were in, or they continued living with parents during COVID. They weren't actively looking for houses as they are now. So you've got an increase of people moving here. You have people that already lived here now looking to get out from underneath their parents, their grandparents, whatever the case may be. And we have a housing shortage.
Why do we now have a housing shortage? Because it's really the hangover effect from the last recession. What I mean by that is during the last recession we lost so many contractors, all those contractors stopped building because they went out of business.
The ones that did stay in business, they scaled back the amount of homes that they were going to build and the amount of spec homes that they would keep in inventory. And that really played out for the past 10 years.
Now, fast forward to '21. And we saw, really, it started in 2020, where we saw a huge increase, more than normal, of people moving here. A lot of these people, guys, they're coming from higher income states, meaning New York, New Jersey, California, Connecticut.
So when they come down here and they're looking at housing, they think the housing's a deal, because you can go buy a nice house on the water now for 1.5 million, and back home, 1.5 million just got them an average house.
So you've got a huge influx of these out-of-state buyers contributing to this. You've got investors that are seeing these rental rates at literally at national all time high level and they want to jump in. Because if we know we can buy a house and we can get a higher rent here in the Tampa market than anywhere else, why would I be looking at other markets to buy homes?
So, ROIs, cashflow, have increased significantly for those people, those landlords that have owned homes and apartments and multifamily. I don't see this slowing down, guys.
This is probably the most common question I get asked is, "When's the market going to crash? When are prices coming down? When are rental rates coming down?" Honestly, I don't think they are.
There's too much supply and demand, and supply and demand 101, always drives the business. So we have such a small supply. We have such a high demand.
Guys, it's not uncommon for me to get 20 or 30 inquiries when I list an apartment or a new home or a new multifamily for rent, 20 to 30 inquiries, generally within one to two days.
So with that being said, it is super important to study the numbers. If you're looking at these houses, looking at buying more housing from a rental perspective, let's go over the numbers, let's go over the cashflow, the cash on cash return, the ROI, meaning the cap rate.
What type of return are we going to be getting? Even though we're paying a higher valuation for the home now, the rent is actually outpacing the housing pricing. 21.7% rental increase year to date, to put that into perspective, we're at a 17% sales price increase year over year. So rents are actually outrunning the housing pricing, the sale prices, as we currently set.
